WHEREAS, the Board of County Commissioners of Weld County, Colorado,

• This request for a recorded exemption is submitted by Pietro and Maureen
C4 Giorgione. The parcel of land is described as part of the NE4 of Section 13, and
1/40 part of the SE4 of Section 12, T6N, R67W of the 6th P.M. , Weld County, Colorado.
x The property is located approximately 1. 5 miles south of the Town of Severance,
W south of Weld County Road 70, and approximately .75 miles east of Weld County
rn U Road 23. This request is to divide a 45 acre parcel into two lots of 43.5 and
1.5 acres, more or less. Neither lot contains existing improvements. The
Happlicant also owns an adjoining parcel to the east.

o m• The Towns of Severance and Windsor have reviewed this request and have no
fa objections. The applicants propose using North Weld County Water District as the
t W water source and septic systems for sewage disposal.

o z It is the opinion of the Department of Planning Services' staff that this request
N should be denied. In February, 1992, the staff approved a recorded exemption
• for these applicants on the adjoining parcel to the east. That recorded
o exemption, RE-1390, created a 75.3 acre parcel and a 4.7 acre parcel, more or
less. In 1978, Recorded Exemption 348 was approved in the northwest quarter of
this section, creating an 82.555 acre parcel and a 4.887 acre parcel. Kennedy
N Subdivision and Antelope Hills Subdivision both also exist in this half section.
Kennedy Subdivision contains 8 lots. Antelope Hills Subdivision has 34 lots.
The staff is concerned about the level of development in this half section and
the potential for continued divisions. Development in this area has reached a
level where continued divisions may evade the intent and purpose of the Weld
County Subdivision Regulations. Residential development in rural areas creates
increased demands for road maintenance, sheriff and fire protection, school
busing, snow removal, utilities and other urban-type services. Service demands
increase as density increases.

a acres from a forty-five acre tract of dryland pasture that I own .

and the larger parcel would remain dryland pasture . The small
parcel is configured in such a manner that it has no immediate or

surrounding communities and a new single family dwelling would be

compatible with future development of these communities . The
agricultural district allows for nonproductive farm ground to be
subdivided from the remainder of the farm. Immediately West of
o my property is Antelope Hills Subdivision . To the East, South,
o z and North are irrigated farms with single family dwellings . It
z would appear my proposal is similar in nature to the existing

uses surrounding my farm.
aI feel my proposal would have negligible impact on county
services such as road maintenance, fire and police protection .

indicated in the attached letter . It would also be my intention
to construct a septic system for any new residence on either

This parcel does not lie within a geological hazard or flood zone
as indicated on the appropriate maps . Neither does it lie within
