APPROVED WITH CONDITIONS
The Department of Planning Services has determined through the review that the standards
of Sections 11.5.1 through 11.5.6 of the Weld County Subdivision Ordinance have been met.
This Recorded Exemption is approved with the following conditions in accordance with
information submitted in the application and the policies of the County.
A Weld County septic permit is required for any proposed home. The septic system shall
be installed according to the Weld County Individual Sewage Disposal System (ISDS)
regulations.
Individual Sewage Disposal System permits shall be finalized and approved by an
Environmental Protection Specialist within one (1) year of the application date.
The applicant shall submit a mylar plat to the Department of Planning Services to be
recorded in the office of the Weld County Clerk and Recorder. The plat shall be prepared
in accordance with the requirements of Section 11.7 of the Weld County Subdivision
Ordinance. The plat shall be submitted within sixty (60) days from the date of approval
by the Department of Planning Services. The applicant shall be responsible for paying
the rding fee .

RECORDED EXEMPTION OUESTIONNAIRE
1. Explain the reason for the proposed recorded exemption and how each
proposed lot will be used.
This amendment to recorded exemption 0705-9-2-RE192 is to reduce
the 312 . 166 acre Lot"A" to 80+ acres located west of the Larimer
County canal . Lot A is separately owned by Larry G. Moore with
acreage west of the canal and Gene Drake with acreage east of
Larimer County canal . The proposed Lot A 80+ acres will be used
for dry land pasture .
2. Describe the location, size and present use of the area where each
proposed new lot will be created.
The location is 80+ acres west of Larimer County canal in the NW'-t
Section 9 Township 7 North Range 67 West of 6th P.M. The current
use of the acreage is dry land pasture.
3. Explain how the proposal is consistent with the Weld County Comprehensive
Plan and any adopted municipal plan, if applicable.
The proposal maintains acreage above the :"inimum lot size .
4. Explain how the uses permitted will be compatible with existing uses
surrounding the proposed recorded exemption.
The continued agricultural use with rural improvement coincides wit
current surrounding agricultural use.
5. Explain how the proposal is consistent with the intent of the zoning
district it is located within.
The proposal continues the same intent, to be used for
agriculture in an agriculture district.
6. Explain how the proposal is consistent with efficient and orderly
development.
There will be no change in requirement for provisions due to +80
acres remaining in dry land pasture.

Environmental Protection Services has reviewed this proposal; the following
conditions are recommended to be part of any approval:
1. A Weld County Septic Permit is required for any proposed home septic
system. The septic system shall be installed according to the Weld County
Individual Sewage Disposal System Regulations.
2. Any existing septic system(s) which is not currently permitted through the
Weld County Health Department will require an I.S.D.S. Evaluation prior to
the issuance of the required septic permit(s) .

Option 1 . A Well, the acreage is above the needed well permit
size.
Option 2. North Weld County Water District has a line next to the
west boundary of the property.
Lot "A" is to continue to be used for dry land pasture and will
