The sellers have received no tangible benefit fran the piece intended to be seperated. The buyer will allow the property to continue to be used as it has been for the last 30 years except for the addition of a small facility for stabling livestock continuously. A Gf • • 4b: Weld County Planning Mrs. Frank Rozelle started the Equestrinauts Riding Club in about 1960 for the purpose of providing horseback riding instruction for young people. My family joined the club in the early 1960's. Our two daughters took instruction and participated in club events until graduation fran high school. Our oldest girl graduated in 1970 and the youngest graduated in 1977. I personally helped, along with many neighbors, build an arena in its present location and we were active in the club during the years referred to above. During those years the club held 2 gymkhanas per year that attracted usually between 60 to 100 head of horses at each show. There were also ropings held at various times. I served as an officer of the club in various capacities and was president in 1966 or 1967. @Ca er-AAAJOCLIL-ems Calvin Fch'.alm • • To: Weld County Planning The Equestrinauts Riding Club was organized in 1959 or 1960 by Mrs. Frank Rozelle for the purpose of providing riding lessons for the young people in the area. These activities took place on the property of one of the families whose children were involved. Soon the numbers of participants increased and congestion became a problen and in 1962, Walter and Faye Nvgren (whose children were also receiving instruction) made available to the group a shall strip of their lard lying north of the Hillsboro ditch along VCR 44 between VCR 13 and 15. The neighbors, I among then, built an arena on the property which to the best of my knowledge has been used continuously by the same club since then and is still being used today- Our daughter (Greta) was one of those receiving instruction, having started when she was 5 years old and continuing until she graduated from high school in 1973. During those years, in addition to riding lessons and drill team work, the club also held gymkhanas and ronirgs that attracted as many as 70 to 100 contestants. Herh-ert H. I participated inmost of the activities of the club fran time to time including gymkhana events as well as team roping. I served as an officer of the club several times and was the president in 19'7O. During these years the club has held between 2 and 6 open (open to the public) gymkhanas and several closed functions each year. There are club functions at the arena beginning in april and going until October or November each year as well as regular club meetings monthly throughout the year. I have seen over 100 head of livestock on the grounds for some of these functions on several occasions. It is my understanding that a commitment for service is needed to allow this property to be divided into two parcels. We will commit to provide domestic water service to the property immediately west of the above referenced property via one standard 5/8" x 3/4" residential water tap, as main line capacity is available at this time. This commitment will expire one year from the date of this letter if the tap has not been purchased and installed by that date.
