CASE NUMBER: S-326
APPLICANT: Lind Land Company
REQUEST: A PUD Final Plan - Consider changes in drainage, utility and access
easements.
LEGAL DESCRIPTION: Part of the N2 NE4 of Section 8, T5N, R67W of the 6th
P.M. , Weld County, Colorado.
LOCATION: Approximately 2 miles south of the Town of Windsor; west of Weld
County Road 17, south of Weld County Road 60.
Lanell Adler explained the plat Lind Land Company submitted in their application
before the Board of County Commissioners in November of 1992, has not been
recorded yet.
John Baker, representative, Lind Land Company, explained the proposed changes to
the plat would include lot line and easement changes. Meeting the maximum grade •
of road required deep earth cuts which created a small grand canyon effect and
steep banks on both sides of the road. They found a common boundary on the loop
road which provided better access to two of the lots. The redesign will allow
them to safely place utility trenches on level ground. Water service will also
branch out on a common easement. Don Carroll was concerned if the retention pond
could create problems for roads if the spillways overflowed. John Baker
explained the are 30 foot culverts set up in stages so the water will be release
to the next detention area, and so forth. This is a very deliberate and stage
slowdown of runoff.
