HomeMy WebLinkAbout941085.tiff RESOLUTION RE: ACTION OF BOARD CONCERNING MOBILE HOME PERMIT #1929 - MCNEECE AND BAUER WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS,the Board of County Commissioners of Weld County, Colorado, on the 2nd day of November, 1994, considered the request of Perry G. McNeece and Bridget Bauer, P. O. Box 1545, Lyons, Colorado 80540, for a mobile home to be used as a principal dwelling, and WHEREAS, said request is for a mobile home to be occupied in an A (Agricultural) Zone District on a parcel of land being more particularly described as follows: S'% NW%of Section 9, Township 1 North, Range 68 West of the 6th P.M., Weld County, Colorado WHEREAS,the Board of County Commissioners, having heard the testimony, finds that said request should be denied for the following reasons: 1. It is the opinion of the Board of County Commissioners that this request is not compatible with the Weld County Comprehensive Plan. 2. The Board feels this use is not compatible with the surrounding area. 3. The Board feels this use would not be in harmony with the character of the neighborhood. NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld County, Colorado, that the request of Perry G. McNeece and Bridget Bauer for permission to place a mobile home to be used as a principal dwelling on the above described parcel of land be, and hereby is, denied. That property is within 500 feet of my property. We live in Parkland Estates. We object to the placement of a mobile home on that property as a principle dwelling. One of the reasons that we moved to Weld County is that mobile homes are not permitted on open land. We feel that a mobile home would detract from our enjoyment of our home and devalue our property. Dear Commissioners: This request for a zoning permit for a mobile home to be used as a principal dwelling unit was submitted by Perry G. McNeece and Bridget Bauer. The parcel of land on which this request is being made is described as the S1/2 of the NW1/4 of Section 9, T1 N, R68W of the 6th P.M., Weld County, Colorado. The property is located approximately 1/2 mile south of Weld County Road 12 and east of and adjacent to Weld County Road 5. The request is to allow a mobile home to be used as a principal dwelling unit. Weld County Zoning Ordinance 43.2.6.1.1 states that mobile homes may be permitted in the A (Agricultural) District as a principal dwelling subject to compatibility with the surrounding area, harmony with the character of the neighborhood and its effects upon the immediate area. Ordinance 43.2.6.1.2 also states that the use must be compatible with the Weld County Comprehensive Plan. The intent of the Comprehensive Plan is to establish residential areas which reflect a particular life style choice, including dwelling unit type, density, environmental setting, and convenience levels. It is the determination of the Department of Planning Staff that this request does not meet these intents. If this use is allowed it will not be compatible with the surrounding land uses. All residences surrounding the above property appear to be stick built. The property is also located east of and adjacent to Parkland Estates, which is a subdivision that contains all stick built homes that surround a private air strip.
