A Weld County septic permit is required for the proposed home and its septic system shall be installed according to the Weld County Individual Sewage Disposal System (ISDS) regulations. The parcel encompasses an existing dwelling and several outbuildings as well as a corral area . Approximately nine acres are tillable, but our plans of installing a sprinkler on this quarter section will result in this becoming a waste ground which we would not attempt to farm in the future. The small parcel lies at the intersection of Weld County Road 62 and Weld County Road 15 . The large parcel is adjacent to the hilltop annexation of the Town of Windsor, which is currently master-planned for low density residential . We believe our proposal is consistent with the Town of Windsor 's future plans . To the South and East of our property are irrigated farms with single family dwellings . To the Southwest is a small acreage and dwelling . The small parcel is currently served with City of Greeley water and utilizes a septic system.
