RE: GRANT REQUEST FROM WENDY A. DYER FOR PREADVERTISEMENT OF SITE SPECIFIC
DEVELOPMENT PLAN AND SPECIAL REVIEW PERMIT
WHEREAS, the Board of County Commissioners of Weld County, Colorado,
pursuant to Colorado statute and the Weld County Home Rule Charter, is vested
with the authority of administering the affairs of Weld County, Colorado, and
WHEREAS, the Board has received a request from Wendy A. Dyer for
preadvertisement of her application for a Site Specific Development Plan and
Special Review Permit for a single family dwelling unit on a lot under the
minimum lot size in the A (Agricultural) Zone District, and
WHEREAS, said property being located in the N/2 N/2 NW/4 of Section 14,
Township 1 North, Range 67 West of the 6th P.M. , Weld County, Colorado, and
WHEREAS, after study and review the Board deems it advisable to grant said
request, with the hearing date to be set as May 8, 1991, at 10:00 a.m.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the request from Wendy A. Dyer for preadvertisement of her
application for a Site Specific Development Plan and Special Review Permit be,
and hereby is granted.
BE IT FURTHER RESOLVED by the Board that the hearing date to consider said
request be, and hereby is, set as May 8, 1991, at 10:00 a.m.
The above and foregoing Resolution was, on motion duly made and seconded,
adopted by the following vote on the 15th day of April, A.D. , 1991.

We received a letter from Wendy A. Dyer requesting preadvertisement of her
application for a Special Review Permit. Her application will be
considered by the Planning Commission on May 7, 1991. If you have no
objections, we recommend setting said hearing on May 8, 1991, at 10:00
a.m.

RE: PREADVERTISEMENT REQUEST
I purchased the property in July of 1990 for the purpose of living
on it. The original house was found to be unsafe . 7 made the
decision to replace the dwelling because the expense of r•uk-din; and
bringing it up to code was not economically feasible I
anticipated that the -7onstruction of the house would be uele i way
at this time, and clo:3e to completion.
I 'm engaged to be married shortly and we are planning to live on
the site. We have been working on the property , which was
generally rundown, attempting to upgrade the ranch fa,_ilk.ties . We
have completed the installation of a new well , refureished the
existing garage, repaired barns , fixed fences , ;:st:r a ight .:Jri�,_i and
repaired property litre fences , ind acquired various pieces of
equipment to maintain the property .
The property is not a3 secure as it should b-! because thole is no
dwelling. Recently we were victims O a nige t t ime r.obFery .
I do not anticipate changing the use of the property . it conforms
to similar uses in the neighborhood. My desire a this time is
simply to replace the dwelling.
In view of the above, I respectfully request `hat you expoilite the
special use permit procedure in any way possibte including
preadvertising.
