In accordance with Senate Bill 91-231, petitioner requests review and adjustment
of the 1989 and 1990 assessed value. Subject's over-valuation is verified by
the assessment reduction the property received in 1991 and is further verified
by the attached report.
Summation: Subject is a retail property located in the middle of the downtown
mall. Subject's value was established in recent appeal, using actual income, a
pro-forma income analysis, and market sales. The same sales (sale dates 8710,
8804) used in the appeal are applicable in the 89/90 assessment period, as are •
the actual rents and pro-forma analysis. Petitioner, then, requests the 1989/90
valuation be adjusted to $108,000 actual value.

RE: ACTION OF BOARD CONCERNING TAX ABATEMENT PETITION - FRANK C. GREGORY
WHEREAS, the Board of County Commissioners of Weld County, Colorado,
pursuant to Colorado statute and the Weld County Home Rule Charter, is vested
with the authority of administering the affairs of Weld County, Colorado, and
WHEREAS, the Board has been presented with a Tax Abatement Petition,
Schedule Number 2810586 (0961-05-3-15-012) by Frank C. Gregory, for property
being more fully described as follows:
GR 4846 L27-28BLK44 (813-815 8th Street)
WHEREAS, a hearing before the Board was held on March 11, 1992, at which
time Christopher D. Ruff, R & N Property Consultant's agent representing the
petitioner, requested the Board to allow the withdrawal of said petition.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that this matter be, and hereby is, withdrawn.
The above and foregoing Resolution was, on motion duly made and seconded,
