The property is not in compliance with Development Standards #1 and 4. Development Standard #1 states: The uses permitted on this site shall be a terminal for a trucking business for the primary purpose of transporting agricultural and food products. The truck terminal operation shall not exceed six (6) trucks on the subject site. Standard #1 is not in compliance because the use of the property has expanded to include storage of materials and derelict vehicles. Development Standard #4 states: The Use by Special Review shall be limited to the plans shown hereon and governed by the Standards stated above and all applicable Weld County Regulations. Any material deviations from the plans and/or Standards, as shown or stated above, shall require the approval of an amendment to the Permit by the Weld County Planning Commission and the Board of County Commissioners before such changes from the plans and/or Standards are permitted. Any other changes shall be filed in the office of the Department of Planning Services. Standard #4 is not in compliance because the uses of the property have expanded to include outside storage.
