Dear Mr. Neuhalfen: Thank you for your letter of September 9, 1994. The Department of Planning Service's staff has reviewed your letter and map provided, along with the files for SUP-511 and AM SUP-511. Staff has determined that the use of the 40' x 60' building, as described in your letter, will be a use allowed in the A (Agricultural) district provided that the uses are not associated with any commercial endevor. The building may not be used in any manner for commercial use without the submittal, review, approval, and all conditions met of a Use by Special Review application. The mobile home that you described in your letter to be placed on the property, as a principle dwelling, would require a Zoning Permit for a Mobile/Modular Home and a Building Permit prior to locating the Mobile/Modular Home on the above described property. The existing AM SUP-511 will need to be vacated by Mr. Teter due to Development Standard #2, which states: "The Use by Special Review Permit shall not be transferable to any successors in interest to the described property and shall terminate automatically upon conveyance or lease of the property to any other party." To do this, Mr. Teter would need to submit a letter identifying the situation and request that the Board of County Commissioners vacate Amended Special Use Permit #511. Building Department 1400 N. 17th Ave. Greeley. Co. S0631 Gentlemen: ' I have a contract to purchase the 1,..25 acre property described on the enclosed description of the property. Your records probably show the existing /0' X 60' shop. I have verified with the state water d department that the domestic well is registered with them and I will get a copy of that. T. would like to put; in a septic tank with leach field, and a mobile home as shown on the enclosed map, so I could live there. I would use the shop primarily for repairing and restoring old vehicles and farm tractors that I own as a hobby. I realize I need to pay for and get the necessary permits from the health department and your department. I would like to determine the following: Would there be any costs to me for your department, other than the building permit? Is there anything else I need to comply with as far as zoning, etc.? Does your department have any objections to what I have outlined? Also, the seller of. this property has used the shop for repairing and a garage for vehicles used in relation to the oil field business. Tho front yard has been used for storing oil well drilling pipe, engines, etc. Would your issuing of a building permit and certificate of occupancy need to be cleared in any way with the E.P.A. ?
