In accordance with Senate Bill 91-231, petitioner requests review and adjustment
of the 1989 and 1990 assessed value. Subject's over-valuation is verified by
the assessment reduction the property received in 1991 and is further verified
by the attached report.
Summation: Subject was leased through-out 1987 up to Feb 1991 on a gross lease
of $1750/mo (value $134,000) . Subject's value was set for the 91/92 assessment
period at $141,200, based on the asking rent rate of $2000/mo for the now vacant
showroom. Obviously, subject's value was lower with the actual income stream at
$1750/mo. Thus, the 1989/90 valuation should be no higher than the 91/92
valuation. Petitioner requests the 89/90 value be adjusted to $141,200.
