The Department of Planning Services has determined through the review that the standards of Section 9-2 E. (1) (a) through (m) of the Weld County Subdivision Regulations have been met. This Recorded Exemption is approved with the following conditions in accordance with information submitted in the application and the policies of the County. A Weld County septic permit is required for the proposed home and its septic system shall be installed according to the Weld County Individual Sewage Disposal System (ISDS) regulations. An ISDS evaluation by the Weld County Health Department on all existing septic systems will be necessary prior to issuing the required septic permits on the existing systems. The applicant shall submit a mylar plat to the Department of Planning Services to be recorded in the office of the Weld County Clerk and Recorder. The plat shall be prepared in accordance with the requirements of Section 9-2 C. (4) of the Weld County Subdivision Regulations. The plat shall be submitted within sixty (60) days from the date of approval by the Department of Planning Services. The applicant shall be responsible for paying the recording fees. Trowbridge Item 4. We have our farm for sale and have entered into contracts to sell the farm in three separate parcels to 3 separate buyers. We are requesting this division in conjunction with a subdivision exemption. Our farm has been on the market for the past six months , and we have been unable to obtain an offer as a unit. We now own a ranch in Wyoming, and it is our intent to relocate our entire operation there. The large parcel will be purchased by a neighbor who will continue to use the property for farming and a livestock operation. The other 2 parcels will be used as rural residences as they are now being used . The general configuration of the property will not change except for ownership. Item 5. This proposal is consistent with the policies of the Weld County Comprehensive Plan because : A. No lot has been created by a recorded exemption within the last 5 years. B. There will be no land taken out of production . C. The parcels will have access from Weld Co. Rd . 76 which is a county road right of way . Item 6. This proposal is consistent with the intent of the Zone District which is agriculture , and will remain as such . Item 7. The use of the property will remain as irrigated farming , and the grass portion will be used for grazing livestock . Item 8. The uses permitted will be compatible with future development, because there has been no lot split within the last 5 years. The land is surrounded by irrigated farmland and rural residences . It is unlikely that there would be any major future development in the area other than that approved by the Planning & Zoning regulations of Weld County .
