RESOLUTION RE: APPROVE RESUBDIVISION OF N 1/2 OF LOT 6, BLOCK 3, SEEMORE HEIGHTS SUBDIVISION - PAXTON AND SCHOVANEC WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS,the Board of County Commissioners held a public hearing on the 28th day of December, 1994, at the hour of 10:00 a.m. in the Chambers of the Board for the purpose of hearing the application of Tom Paxton and Charles Bill Schovanec, 12132 Huron Street, #22-304, Westminster, Colorado 80234, for the Resubdivision of the N 1/2 of Lot 6, Block 3, Seemore Heights Subdivision, on the following described real estate, to-wit: N 1/2 of Lot 6, Block 3, Seemore Heights Subdivision, located in part of the NW 1/4 of Section 30, Township 3 North, Range 68 West of the 6th P.M., Weld County, Colorado WHEREAS, Tom Paxton and Charles Bill Schovanec, said applicants, were present, and WHEREAS, Section 8.4 of the Weld County Subdivision Ordinance provides standards for review of said Resubdivision, and WHEREAS,the Board of County Commissioners heard all of the testimony and statements of those present, studied the request of the applicant and the recommendations of the Weld County Planning staff and all of the exhibits and evidence presented in this matter and, having been fully informed, finds that this request shall be approved for the following reasons: 1. The submitted materials are in compliance with the application requirements of Section 8.4 of the Weld County Subdivision Ordinance. 2. It is the opinion of the Board of County Commissioners that the applicant has shown compliance with Section 8.4 of the Weld County Subdivision Ordinance including specifically: a. The Resubdivision will not adversely influence the adopted rules, regulations, and ordinances currently enforced upon and affecting this subdivision. b. The Resubdivision will not adversely influence surrounding property owners, and conforms with the Weld County Comprehensive Plan. 941310 SUBD Cc, : Pt ;Pt;AP RESUBDIVISION - PAXTON AND SCHOVANEC PAGE 2 NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld County, Colorado, that the application of Tom Paxton and Charles Bill Schovanec for the Resubdivision of the N 1/2 of Lot 6, Block 3, Seemore Heights Subdivision, on the hereinabove described parcel of land be, and hereby is, granted subject to the following condition: 1. Within 30 days from the date of approval by the Board of County Commissioners, the applicants shall submit a mylar plat prepared in accordance with Section 7.2.6 of the Weld County Subdivision Ordinance. The plat shall show a 15-foot utility easement around the perimeter of the property, as approved by the Weld County Utility Advisory Committee. The plat shall be recorded with the Office of the Weld County Clerk and Recorder. The above and foregoing Resolution was, on motion duly made and seconded, adopted by the following vote on the 28th day of December, A.D., 1994.
