April 22, 1993
A regular meeting of the Weld County Utilities Coordinating Advisory Committee
was held on April 22, 1993, at 10:00 a.m. , Conference Room, Weld County
Administrative Offices, Greeley, Colorado. The meeting was called to order by
the Vice-Chairman, Doug Melby.

Also present: Chuck Cunliffe, Director, Department of Planning Services, Sharyn
Ruff, Secretary.
The minutes of the last regular meeting held on October 8, 1992, will be mailed
with the packets for the next hearing.

APPLICANT: Del Camino Partnership, et al.
REQUEST: Amended Planned Unit Development Plan
LEGAL DESCRIPTION: Part of the W2 NW4 of Section 14, T2N, R68W of the 6th
P.M. , Weld County, Colorado.
LOCATION: The southeast corner of Weld County Road 22; east of I-25 Frontage
Road.
Greg Fisher, representative, The Neenan Company, and Don Park, Park Engineering,
gave an overview of the request. The amendment will create new blocks with
flexible lot lines and will go through site plan reviews as buildings go in.
Easements for electric, gas, phone and water lines will be relocated to run
parallel with existing Wyco gasline easements.
Don Carroll asked what would be placed over the utility easement. Greg Fisher
said the parking lot would be placed in the general area with landscape islands
directly over the easement. Don Park explained this easement is set up in center
corridors that works well with the Industrial Park concept, unlike easements set
up around a residential application. Doug Melby asked the proposed width for the
easement. Chuck Cunliffe explained the requirement to be 15 feet around the
perimeter and 10 feet on each side of the lot lines. Don Park said most of the
easements are wider than the requirement in some places up to 40 feet.

Gene Rempel moved this request be forwarded to the Weld County Planning
Commission and the Board of County Commissioners with the Committee's
recommendation for conditional approval subject to obtaining all signatures on
utility plat. Motion seconded by Sue Skaley
The Vice-Chairman asked the members of the Committee for their decision. Motion
carried unanimously. The meeting was adjourned at 10:28 a.m.
