APPROACH
Leases have been collected from around the front range.
Two recent leases in particular would indicate rates from
$2 .50 PSF for Service to $7.00 PSF for Showroom, or average
rates from $5.44 PSF on major traveled arteries of Colfax
Ave. and 104th Ave. The leases are 7800 W. Colfax Ave. and
2030 W. 104th Ave. and both are considered to be superior
in location and quality of construction.
GROSS POTENTIAL INCOME
9066 SF of Service @ $2.50 PSF $ 22, 665.
4232 SF of Showroom @ $5. 00 PSF $ 21,160.
Less vacancy 5% < 2 , 191 .>
EFFECTIVE GROSS INCOME
Less expenses 5% < 2 , 081 .>
NET OPERATING INCOME $ 39,552.
CAPITALIZATION RATE 12% $ 329,600.
MARKET APPROACH
The property was purchased in 1989 for $270,000.
Considering the dated condition of the property at the time
of purchase, the petitioner (owner) overpayed for the
property. Improvements were made subsequent to the
purchase. These improvements were cosmetic to the building
and paving/landscaping to the yard which are on a short
depreciation schedule. Irregardless, the sale of $270 ,000
reflects market value in the base year.

The appraised value of property is based on the appropriate consideration of the approaches to value required by law. The Assessor has determined
that your property should be included in the following category(ies):
RESIDENTIAL PROPERTY IS VALUED BY CONSIDERING THE MARKET APPROACH.
AGRICULTURAL LAND VALUE IS DETERMINED SOLELY BY THE EARNING OR PRODUCTIVE
CAPACITY OF THE LAND. CAPITALIZED AT A RATE SET BY LAW.
ALL OTHER PROPERTY. INCLUDING VACANT LAND. IS VALUED BY CONSIDERING THE COST ,
MARKET. AND INCOME APPROACHES.
If your concern is the amount of your property tax, local taxing authorities (county, city, fire protection, and other special districts) hold
budget hearings in the fall. Please refer to your tax bill or ask your Assessor for a listing of these districts, and plan to attend these budget hearings.
The Assessor has carefully studied all available information, giving particular attention to the specifics included on your protest and has deter-
mined the valuations) assigned to your property. The reasons for this determination of value are:
THE ASSESSORS STAFF HAVE REQUESTED INFORMATION WHICH IS PERTINENT
AND CRITICAL TO PROPER EVALUATION OF YOUR PROPERTIES VALUE. BECAUSE
WE HAVE NOT RECEIVED THIS INFORMATION WE HAVE NO CHOICE BUT TO DENY
ANY ADJUSTMENTS ON THIS PROPERTY UNTIL THE NECESSARY INFORMATION IS
RECEIVED.
