APPROVED WITH CONDITIONS
The Department of Planning Services has determined through the review that
the standards of Section 9-2 E. (1) (a) through (m) of the Weld County
Subdivision Regulations have been met. This Recorded Exemption is approved
with the following conditions in accordance with information submitted in
the application and the policies of the County.
A Weld County septic permit is required for the proposed home and its
septic system shall be installed according to the Weld County Individual
Sewage Disposal System (ISDS) regulations.
An ISDS evaluation by the Weld County Health Department on all existing
septic systems will be necessary prior to issuing the required septic
permits on the existing systems.
The applicant shall submit a mylar plat to the Department of Planning
Services to be recorded in the office of the Weld County Clerk and
Recorder. The plat shall be prepared in accordance with the requirements
of Section 9-2 C. (4) of the Weld County Subdivision Regulations. The plat
shall be submitted within sixty (60) days from the date of approval by the
Department of Planning Services. The applicant shall be responsible for

To Whom It May Concern;
Item 4: The purpose of this recorded exemption is to release the
existing house and improvements from the balance of the
farm.
Items 5 & 6: The uses and nature of this property are and will
remain agricultural and in no way will be changed
by the exemption process. Therefore this proposal
remains consistent with the policies of the Weld
County Comprehensive Plan and the intent of the
existing zone district in which the property is
located.
Items 7 & 8: The land uses that will be permitted will still be
limited to the Weld County agricultural zoning
ordinances. This ordinance currently covers all
of the immediate surrounding properties. Therefore
the uses and future development will remain compat-
ible with the existing zone and the comprehensive
plan of the county.
Item 9: The simple purpose of this exemption (as stated in 14
above) will not hamper a future efficient and orderly
development.
Item 10: Lot A will remain agricultural use and Little Thompson
Water District and on-lot septic system are proposed
for future use. Lot B currently utilizes Little Thomp-
son Water and an on-lot septic system.
Item 11 : The proposed Lots A and B, including existing improve-
ments do not appear to be located in any flood plain,
geological hazard area and/or the Weld County Airport
Overlay District.

Dear Rob;
This letter is in response to your request that the Little
Thompson Water District commit to provide domestic water service to
property described as follows:
Property located in the SE 1/4 of Section 9, Township 4N,
Range 68 West of the 6th Principal Meridian in Weld
County, Colorado. Further, this property is said to
consist of a total of approximately 160 acres and is
situate in the NW corner of the intersection of Weld
County Roads 7 and 46. There is currently one residence
located on the property already served by LTWD.
The request is for one (1) additional standard 5/8" X 3/4"
residential water taps (one per lot) .
We currently have a 4" diameter water line located along the
north side of Weld County Road 46 in the above described area with
additional capacity available. Therefore, we will commit to provide
service to these lots via one standard residential water tap per
lot with the following conditions:
1. All improvements to District facilities required to
provide service will be the financial responsibility of
the developer in accordance with District Rules and
Regulations. All improvements must conform to District
Specifications.
2 . We currently provide service to Lot B of the proposed
recorded exemption via LTWD Tap #473 and will continue to
do so under the terms of the Water Service Agreement
between the owner and the District.

This commitment will expire one year from the date of this
letter if the taps have not been purchased and installed by that
date.
The current fee for the above described water taps is
$4 , 000. 00 (each) and is subject to change without notice.
