WHEREAS, the Board of County Commissioners of Weld County,
Colorado, organized as a Board of Equalization for the purpose
of adjusting, equalizing, raising or lowering the assessment
and valuation of real and personal property within this
County, fixed and made by the County Assessor for the year
1990, and
WHEREAS, said petition has been heard before the County
Assessor and due notice of adjustment thereon has been given
to the taxpayer(s) , and
WHEREAS, the taxpayer(s) presented a petition of appeal
to the County Assessor's valuation for the year 1990, claiming
grounds for relief thereunder stating the property described
in such petition was assessed too high, as more specifically
stated in said petition, and
WHEREAS, in lieu of the hearing scheduled before the Board
of Equalization a Stipulation was agreed upon by the Assessor
and said petitioner(s) , and
WHEREAS, it is hereby Stipulated to by the petitioner(s)
that the actual value concerning this property for the 1990
property tax shall be $13 , 651, and
WHEREAS, this actual value represents the sum of the value
of the land of the property in the amount of $13 , 651, and
there being no improvements upon the property, and
WHEREAS, said Stipulation shall resolve all issues to have
been determined by the Weld County Board of Equalization.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado, acting as the Board
of Equalization, that the Stipulation agreed to by the Weld
County Assessor and the hereinabove named petitioner(s) be,
and hereby is, accepted by the Board.

RE : Petition for appeal of property valuation

Dear Sir :
I wish to appeal the decision of the assessor for the above
mention parcel ' s . In reviewing the real estate records I
have found that the valuation that the assessor ' s office has
given to real property in the same PUD is much less .
Example : Lot 1 and Lot 4 PUD West Hill Estates assessed
value is $1 , 580.
At 159 the actual value is $10 , 533
At 297 the actual value is $5 , 482
Lot 8 Blk 2 West Hill Estates
assessed value is $1 , 950.
At 157 the actual value is $13 , 000 .
At 297 the actual value is $6 , 724
Other information :
Lot 1 is 12 , 514 sq . ft .
Lot 4 is 10 , 028 sq . ft .
Lot 8 Blk 2 is 6060 sq . ft .
With this information I cannot understand why the Assessor ' s
office can justify the increase to 15 , 168 for the actual
valuation per lot . This makes the assessed value 4 , 398 . At
the prior year value of 10 , 500 and assessed value of 3 , 045
these amounts are much higher then the above examples .
I also do not agree with the Assessor ' s office that the size
of the lots is not a factor in the current value .
Lot 10 9 , 337 sq . ft .
Lot 7 13 , 884 sq . ft .
Lot 5 7 , 986 sq . ft .
Lot 3 9 , 284 sq . ft .
Also lots 10 and 7 are yet completed sites and do not have
the same value as the others. I hope the Board of
Equalization will give this matter a fair review and thank
you for your help in this matter .
