The purpose and reason for dividing subject parcel into two separate lots. The applicant sustained a physical injury several years ago which precludes both his normal occupation and actively farming his 160 acre property. The applicant has been unable to sell the entire acreage to one buyer; however, he has a present opportunity to sell 155 acres of undeveloped agricultural land to one buyer and 5 acres of developed land to a separate buyer. The smaller acreage contains a single family home, barns, and other outbuildings, as well as utility service lines and a septic tank. 5. Consistency with the policies of the Weld County Comprehensive Plan. The proposed application for Recorded Exemption meets Weld County Comprehensive Plan Agricultural Policies in that the applicant is propos- ing no lard use changes; that is, both lots would remain in their present agricultural and residential uses. A new owner of the larger parcel may or nay not request a land use change; however, any such request would be subject to County review and approval. It is noted that the entire subject parcel is adjacent to the I-25 Mixed Use Development zone along its north and west boundaries. 6. Consistency with the intent of the existing zone district. The existing zone district is Agricultural (A) ; the applicant is not requesting a rezoning. • • 7. Permitted uses and their compatibility. Both Lots A and B would remain in their present uses: residential and cultivated cropland, respectively. A new owner of Lot B may make application for a use change to residential use, which would be subject to County review. Present uses are compatible with surrounding land uses, as they are the same, residential and agricultural. 8. Compatibility with future surrounding land uses. The subject parcel is within the FirestoneiFrederickiDacono urban growth boundary as shown on the Weld County Urban Growth Boundary Map. It is also adjacent to the I-25 Mixed Use Development zone on both its north and west boundaries. The parcel is, therefore, subject to future non-agricultural .development per the Weld County Comprehensive Plan. This parcel is also included in Frederick's proposed planning area. 9. Consistency with efficient aid orderly development. The applicant is not proposing development on either Lot A or Lot B. Future development proposals would be subject to exising county develop- ment regulations. 10. Existing water and sewage disposal methods. The existing single family home on the site is served by Central Weld Water District aid its own individual septic tank. 11. Property location statement. The subject property is not located in a flood plain or the Weld County Airport overlay district, nor does it contain any known geologic hazard. 12. Other Information. Approval of this Recorded Exemption offers Weld County the oppor- tunity to obtain road dedications where they may not at present exist. Property can be served by St. Vrain Sanitation District; sewer line is to property line. • REFERRAL LIST • NAME: Stanley Olson CASE NUMBER: RE-1400 REFERRALS SENT: Stanley Olson REFERRALS TO BE RECEIVED BY: March 10, 1992 COUNTY TOWNS and CITIES _Attorney Ault X Health Department Brighton _Extension Service Broomfield Emergency Management Office _Dacono _Sheriff's Office _Eaton Engineering Erie _Housing Authority _Evans Airport Authority Firestone _Building Inspection Fort Lupton Frederick STATE _Garden City Division of Water Resources Gilcrest _Geological Survey _Greeley Department of Health _Grover Highway Department _Hudson _Historical Society _Johnstown Water Conservation Board _Keenesburg Oil and Gas Conservation Commission Kersey La Salle FIRE DISTRICTS Lochbuie _Ault F-1 Longmont _Berthoud F-2 _Mead _Brighton F-3 Milliken _Eaton F-4 New Raymer _Fort Lupton F-5 Northglenn Galeton F-6 _Nunn Hudson F-7 _Platteville _Johnstown F-8 _Severance La Salle F-9 _Thornton _Mountain View F-10 _Windsor Milliken F-11 _Nunn F-12 COUNTIES _Pawnee F-22 _Adams _Platteville F-13 Boulder Platte Valley F-14 _Larimer Poudre Valley F-15 Raymer F-23 FEDERAL GOVERNMENT AGENCIES Southeast Weld F-16 US Army Corps of Engineers Windsor/Severance F-17 _USDA-APHIS Veterinary Service -- --Wiggins F-18 Federal Aviation Administration Western Hills F-20 Federal Communication Commission OTHER SOIL CONSERVATION DISTRICTS _Central Colo.
