Subject: Property located in part of the NW4 SW4 of Section 30, T2N, R68W of
the 6th P.M. , Weld County, Colorado.
Dear Mr. Baur:
Thank you for your June 25 letter. The Department of Planning Services Staff
reviewed your letter. The staff determined that you could apply for a recorded
exemption to divide your property into two parcels. Should this recorded
exemption be approved you could sell off one of the parcels created.
To construct a new replacement home you would need to apply for all necessary
building permits and submit a letter indicating that the older home would be
removed from the property within 30 days of occupancy of the new residence.
When the business, Meadowlark Optics, is removed from the property the existing
special use permit should be vacated, this can be accomplished by submitting a
letter making. this request and attending a meeting with the board of county
commissioners.
To locate an operation on the property such as an artist studio would require the
approval of a special review permit.

Dear Planners:
I am writing at the suggestion of Keith Schuett to determine if the following
changes are possible for my small ranch here at 7460 Weld County Rd. 1. I have
a special use permit to operate a business on this ranch and a detailed description
of the parcel is on the map with that permit. The changes that I am interested in
exploring are:
1. Dividing off an acre or two that the second home sits on and possibly selling that
home. This is the small home that faces Road 16 1/2.
2. Building a new replacement home for our residence which faces Weld County Road 1.
Can we keep the existing home until the new one is completed if we do this? We
would want to locate the new house much farther back from Road 1.
3. I expect to move Meadowlark Optics off the ranch in 12-18 months. We have invested
heavily in renovating 2 outbuildings on the ranch that will be empty when the business
moves. Can we do anything with these buildings to produce income when they are
vacated? Our property taxes more than tripled last year, presumably because of
improvements to these buildings and it would be nice if we could at least cover these
taxes when Meadowlark moves. My wife, Jeanne is specifically interested in the
possibility of renting some space in the barn as a studio for a couple of artist friends.
