STATEMENT OF AGENCY
• Property Owner, Banc One Colorado Corporation, hereby appoints
Tax Profile Services, Inc. (hereinafter "TPS" ) , as Property
Owner' s representative in connection with the valuations for
assessment of Property Owner' s real and/or personal property
• which is contained in Addendum A attached hereto, for the years
1990 through 1994 , for taxes payable the following year
(hereinafter " Subject Property" ) .
TPS shall have full authority to review all applicable records
relating to the valuation for assessment of the Subject Property;

SITE ANALYSIS
Location: The site at the southwest corner of 10th Street and 26th Avenue, is
located west of the central business district on 10th Street, the primary
east/west thoroughfare.
Size: The subject site is 81, 783 square feet or 1.88 acres.
Zoning: The zoning is C-3 General Business.
Existing Improvements: The site has sanitary/storm sewer and water supplied by
the City of Greeley. Telephone is provided by U. S. West, natural gas is supplied
by Greeley Gas, and electrical service is provided by Public Service.
Topography: The site is level and shows no problems with drainage.
Excess Land: Because this site is larger than needed for the building
improvement, it has additional land not needed to support the operation of the
bank building and adjoining motor bank. After talking to city planners the
minimum amount of land needed for this operation to satisfy current zoning
requirements is 35, 000 to 45, 000 square feet. We will use 44, 000 square feet as
needed land with the remainder of 37, 783 as excess land.
Sale 1 to Auto Zone sold for $7. 13 psf. This sale is closest to the appraisal
date. This sale also supported by sale 4 to Anderson located across the street
North from the subject. Therefore, the value for the needed land is $7.00 psf.
The remainder or excess land is valued at $2.00 per square foot. The rear 84
