Subject: Jefferson Farm Property; located at 7737 WCR 74, being a part of the SE/4 of
Section 32,T7N, R67W of the 6th P.M., Weld County, Colorado.
Dear Mr. Johnson:
Thank you for your letter dated October 5, 1994. The Department of Planning Service's staff has
reviewed your letter along with the zoning maps and the file for Am USR-735. Staff has
determined that the zoning of the above described property is A (Agricultural) and enclosed with
this letteris a copy of the Uses Allowed by Right in the A (Agricultural) zone from the Weld
County Zoning Ordinance. You may obtain a copy of the Special Use Permit plat through the
recording office, reference book#1279, reception#02230180.
The Special Review Permit for a livestock confinement operation, horse boarding and training
facility, and a feed store shall not be transferable due to development standard number 12, which
states: The Special Review permit shall not be transferable to any successors in interest to the
described property and shall terminate automatically upon conveyance or lease of the property to
others for operation of the facility. Should Joy Jefferson decide to sell or lease the property she
would need to submit a letter identifying the situation and request that the Board of County
Commissioners vacate Amended Special Use Permit#7353
The property as described above is Lot A of Recorded Exemption#688. The property as
described above may not be divided until Am USR-735 is vacated from the property. At such
time that Am USR-735 be vacated, there are several options for the division of the A
(Agricultural) zoned property, being; 1. the submittal,review, approval and all conditions met of
a recorded exemption, 2. the minor-subdivision or subdivision process, or 3. annexation into
Winsdor and reviewing their options. Though.these options are available,the Department of

Planning Service's staff may not support the further division of the above described property due
to the lack of efficient and orderly development. For more information on the subdivision of

Dear Ladies &Gentleman:
I have the listing contract to sell the above referenced property. There seems to
have been some confusion as to what the property is zoned, can be used for, and what
will happen in that regard when the property sells.
I have been in twice and got some information, however it differed as well, and is
not consistent with what some of the prospective purchasers seem to understand.
I would appreciate a letter from you folks, for my files and guidance. Such
information I am seeking would be the following:
(1) What can legally be done now as it is,
(2) What changes will take place upon a sale.
(3)Can theproperty be divided, and if so into how many parcels, and what is the
procedure, cost, and time involved.
Thank you in advance for your time, consideration and effort in this matter.
