SARCHET- STATEMENT DESCRIBING THE REQUEST, THE PURPOSE, AND THE BENEFITS OF THE REQUEST 1. Raymond & Mildred Sarchet purchased the Southeast Quarter of Section 33, Township 3 North, Range 66 West of the 6th P.M. in 1945. Mr. Sarchet passed away in 1979. Mrs. Sarchet presently owns a smaller home in Longmont, Colorado where she wishes to reside. She entered into a contract for purchase and sale of a portion of the property in early 1989 which then required a Recorded Exemption. 2. In March of 1989,Mrs. Sarchet sought and was granted a Recorded Exemption on the same property that is the subject of this application. The prior contract for purchase regarding the prior Recorded Exemption parcel was later rescinded the same year. Mrs. Sarchet then sought and was granted a vacation of the Recorded Exemption to restore the parcels to their prior size and zoning. 3. This Subdivision Exemption request creates basically the same parcel as in the prior Recorded Exemption, however, it is a subdivision of the entire parcel held by Mrs. Sarchet, not a smaller parcel as in the prior request. 4 Abu buyer now exists through a contract for purchase and sale for the large y g e residence P on the 5± Acre tract (proposed Lot B) regarding this application. The boundary of proposed Lot B will include a sub-irrigated pasture that adjoins the improvements. The remaining 154±Acres (proposed Lot A) will continue to exist in its present form. The land in proposed Lot A is an irrigated farm with two existing small residences. 5. The integrity of the policies of the Weld County Comprehensive Plan would not be jeopardized by this proposal since the removal of 5.0±Acres from the 159±Acres does not appreciably alter the nature,use or make-up of this tract of land. 6. The existing lots will remain agricultural in use as well as agriculturally zoned, and thus this proposal is consistent with the intent of the Agricultural Zone District in which they are located. 7. The lots will be compatible with the existing land uses as only those uses presently permitted in the Agricultural Zone and on the surrounding properties will be permitted on the proposed lots. The proposed uses are similar to other residential/agricultural lots in the area. 8. In applying for this Subdivision Exemption, Mrs. Sarchet is not seeking a land use variance or any change in zoning so the proposed division would not hinder future development as projected by either the County or nearby municipalities. The proposed tracts are located about 3 miles West and 2 miles South of the Town of Platteville. There will be no change in the existing infrastructure which would have any major impact on future development. 9. This proposal is consistent with efficient and orderly development in that it easily blends in with what is currently permitted or taking place in the area. The existing residences on proposed Lot A and the residence on proposed Lot B are being served by the Central Weld County Water District. Both houses have a worldng septic system. 11. The property under consideration is not located in a geological hazard area or the Weld County Airport Overlay.
