APPROVED WITH CONDITIONS The Department of Planning Services has determined through the review that the standards of Section 9-2 E. (1) (a) through (m) of the Weld County Subdivision Regulations have been met. This Recorded Exemption is approved with the following conditions in accordance with information submitted in the application and the policies of the County. A Weld County septic permit is required for the proposed home and its septic system shall be installed according to the Weld County Individual Sewage Disposal System (ISDS) regulations. An ISDS evaluation by the Weld County Health Department on all existing septic systems will be necessary prior to issuing the required septic permits on the existing systems. The applicant shall submit a mylar plat to the Department of Planning Services to be recorded in the office of the Weld County Clerk and Recorder. ( FA1 ) No ry Public My Commission Expires • • INFORMATION FOR RECORDED EXEMPTION REQUEST 4: Purpose and reason for dividing a lot into two separate lots : Sandra Lee, who is the daughter and niece of the owners, Virginia Lindblad and Mary Alice Lindblad, has been living in the house and on part of the property being sought in the recorded exemption since 1980 . In 1983 she married John Lee, and she and John have been living in the house and on part of the property being sought in the recorded exemption since that time. The house and property have been in the family of Sandra Lee for over one hundred years . It is Sandra and John Lee 's wish and the wish of the current owners , Mary Alice Lindblad and Virginia Lindblad , that Sandra and John Lee be permitted to buy the house and three acres of land surrounding, under, or adjacent to the house, so that they may continue to take care of the house and property, with ownership privileges . In the event of the deaths of the present owners, Sandra Lee, along with three other heirs, would inherit the property and the house. If Sandra and John Lee make arrangements for buying this property and house now, they would be assured of ownership at the time of the deaths of the present owners . 5 : This proposal is consistent with the policies of the Weld County Comprehensive plan as it will enable the property owner to sell off agricultural land that is mostly nonproductive for one single family dwelling homesite. Since the existing width along this property is less than 75 feet south of the centerline, additional width to meet the projected need should be protected by reservation or, preferably, dedication, as permitted by County regulations. Since there will apparently not be a change of use of the property, access to the state highway, as it currently exists, may be retained.
