To: Weld County Department Of Planning Services, and Board Of County Commissioners.
I am opposed to the subdivision of 25 acres in section 5, T4N, R38 W of the 6th P.M., Weld
County, Colorado, located approximately 1/4 mile west of the intersection of Weld County Road 5
and State Highway 60, referred to as Mountain View Estates I & II, case number S-347 & S-348.
This 25 acres is already subdivided into 15 and 10 acre plots which are now compatible with
surrounding acreages. The proposed 2.5 acre lots arc not compatible with present farms and rural
acreages. As a matter of fact, the average size of existing rural properties within the 80 acres is
approximately eleven acres. Also, three producing farms adjoining the proposed subdivision on
the south, west, and north are respectively 240 acres, 80 acres and 160 acres. The 2.5 acre lots
which are being proposed for residential homes are not only "out of character" with the
surrounding rural crop land , but would bring some of the following problems and difficulties:
1. The loss of productive crop land due to leap frog developments.
2. Safety hazards with children being too close to the major irrigation canal.
3. The increase in traffic competing with slow farm machinery on highway.
4. Difficulty with aerial spraying for the surrounding major crop land.
5. Wasting of irrigation water due to difficulty in irrigating small parcels.
6. Controlling weeds on small acreages.
7. Pollution threat of nine septic tanks leaching into surrounding irrigation ponds which are
inhabited by federally protected water fowl and shore birds.
8. Threat of contaminating nearby irrigation and livestock watering ponds through septic tank

This 25 acres is already subdivided into 15 and 10 acre plots which are now compatible with
surrounding acreages. The proposed 2.5 acre lots arc not compatible with present farms and rural
acreages. As a matter of fact, the average size of existing rural properties within the 80 acres is
approximately eleven acres. Also, three producing farms adjoining the proposed subdivision on
the south, west, and north are respectively 240 acres, 80 acres and 160 acres. The 2.5 acre lots
which are being proposed for residential homes are not only "out of character" with the
surrounding rural crop land , but would bring some of the following problems and difficulties:
1. The loss of productive crop land due to leap frog developments.
2. Safety hazards with children being too close to the major irrigation canal.
3. The increase in traffic competing with slow farm machinery on highway.
4. Difficulty with aerial spraying for the surrounding major crop land.
5. Wasting of irrigation water due to difficulty in irrigating small parcels.
6. Controlling weeds on small acreages.
7. Pollution threat of nine septic tanks leaching into surrounding irrigation ponds which are
inhabited by federally protected water fowl and shore birds.
8. Threat of contaminating nearby irrigation and livestock watering ponds through septic tank
leaching.
It is clear that these subdivision proposals do not fit the intent of the Weld County Comprehension
plan. Please do not grant these requests for subdivisions.

I am opposed to the subdivision of 25 acres in section 5, T4N, R38W of the 6th P.M., Weld
County, Colorado, located approximately 1/4 mile west of the intersection of Weld County Road 5
and State Highway 60, referred to as Mountain View Estates I & II, case number 3-347 Sc 3-348.
