EXHIBIT A
Beginning at the point of intersection of the South line of the
Southwest Quarter (SW1/4) of said Section 31 with the easterly
Right-of-Way Line of the Union Pacific Railway Company , said
Right-of-Way line being 75 .00 feet easterly from as measured at
right angles to the centerline of the existing tracks , from which
point the southwest corner of said Section 31 bears North 89° 54 '
00" West a distance of 242 . 94 feet ; Thence North 05° 30 ' 00" West
along said easterly Right-of-Way line 2 , 534. 64 feet to its inter-
section with the West line of the Southwest Quarter (SW1/4) of said
Section 31 ;
Thence North 00° 00 ' 00" East along said West line 124 . 44 feet ;
Thence South 89° 47 ' 30" East 30 .00 feet to the East Right-of-Way
of the existing County Road;
Thence South 00° 00 ' 00" East along said East Right-of-Way 8 . 55 feet ;
Thence South 08° 38 ' 00" East 2 , 669 . 33 feet to the South line of the
Southwest Quarter (SW1/4) of said Section 31 ;
Thence North 89° 54 ' 00" West along the South line of the Southwest

Point of Beginning ; excepting therefrom the eastern 60 feet of the
above-described parcel for the Right-of-Way for Weld County Road 13 .
The above-described parcel contains 3 . 248 acres , more or less ,
excluding the Right-of-Way for Weld County Road 13 .
