THE PARTIES TO THIS ACTION entered into a Stipulation, which was approved by the Board of Assessment Appeals on March 5, 1992 ; however, only one of the two Parcel Numbers at issue was addressed. The parties then entered into an additional Stipulation for the remaining Parcel Number, which has been approved by the Board. To clarify the Parcel Numbers and corresponding actual values at issue in this appeal, both Stipulations are attached and incorporated as part of this decision. FINDINGS OF FACT AND CONCLUSIONS: 1. Subject property is described as follows: Parcel Number 0961-05-3-10-023 : Ll TO 5 & E43 ' L6 BLK37 & N2 OF VACATED ALLEY EXC FOR E125' OF ALLEY -- 609 8TH AVE. , GREELEY, CO Parcel Number 0961-05-3-10-024 : L6-7-8 BLK 37 EXC E43 ' OF L6 ALSO W7' OF N2 OF VACATED ALLEY ADJ L6 2 . Petitioner is protesting the 1991 actual values of the subject property. 3 . The parties agreed that the 1991 actual values of the commercial property should be reduced to: , CO L 1 r 920791 Improvement Total 1991 Parcel Number Land Value Value Actual Value 0961-05-3-10-023 $229, 480.00 $1,489, 200. 00 $1,718, 680.00 0961-05-3-10-024 $ 81, 320. 00 -- $ 81, 320.00 4 . The Board concurs with the Stipulations. ORDER: Respondent is ordered to reduce the 1991 actual values of the subject property, as set forth above. The valuation, as established above, shall be binding only with respect to tax year 1991 . 7. Brief narrative as to why the reduction was made: Protective denial at CBOE. After review of three approaches to value, adjusted subject based on income approach. 8. Both parties agree that the hearing scheduled before the Board of Assessment Appeals on March 9, 1992 (date) at 9:30 A.M. (time) be vacated; or, a hearing has not yet been scheduled before the Board of Assessment Appeals (check if appropriate) .
