RE: APPROVE SITE SPECIFIC DEVELOPMENT PLAN AND RESUBDIVISION OF TRACT "A",
EVANS INDUSTRIAL PARK - WELD COUNTY BOARD OF COUNTY COMMISSIONERS
WHEREAS, the Board of County Commissioners of Weld County, Colorado,
pursuant to Colorado statute and the Weld County Home Rule Charter, is vested
with the authority of administering the affairs of Weld County, Colorado, and
WHEREAS, on the 24th day of June, 1992, at the hour of 10:00 a.m. , a public
hearing was held to consider the request of the Weld County Board of County
Commissioners for a Site Specific Development Plan and the resubdivision of Tract
"A", Evans Industrial Park, being more particularly described as follows:
Part of the SEt of Section 30, Township 5 North, Range
65 West of the 6th P.M. , Weld County, Colorado
WHEREAS, Tom Hamblen, City of Evans, was present, and
WHEREAS, the Board reviewed the submitted evidence and heard the testimony
of those present, and
WHEREAS, the Board, having considered the recommendation of the Weld County
Planning Commission, finds that the resubdivision request concerning Tract "A",
Evans Industrial Park, shall be approved for the following reasons:
1. The submitted materials are in compliance with the application
requirements of Section 6-4 B. of the Weld County Subdivision
Regulations.
2. It is the opinion of the Department of Planning Services' staff that
the applicant has shown compliance with Section 6-4 E. of the Weld
County Subdivision Regulations as follows:
a. No lot or parcel of land will be created that is less than the
minimum requirements for the area as established by these
regulations or other applicable ordinances.
b. Drainage easements or rights-of-way reserved for drainage will
not be negatively affected.
c. The proposed resubdivision plat will not be altered in any way
which will adversely affect the character of the plat filed.
The proposed division will allow for the realignment of roads
that are substandard with the existent traffic. The proposed
lots will be compatible with existing surrounding parcels.
3. The following referral entities have reviewed this request and set
forth no objections: Weld County Health Department, City of
Greeley, City of Evans, Town of La Salle, La Salle Fire Protection
District, Weld County Engineering Department, Colorado Oil and Gas
Conservation Commission, Colorado Division of Wildlife and the Army
Corps of Engineers.

4. The Weld County Utilities Coordinating Committee recommended
approval of this request at its meeting on May 28, 1992.
5. No objections from surrounding property owners have been received.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the request of the Weld County Board of County
Commissioners for a Site Specific Development Plan and the resubdivision of Tract
"A", Evans Industrial Park, Weld County, Colorado, be, and hereby is, approved
subject to the following conditions:
1. The resubdivision plat shall be submitted to the Department of
Planning Services within 30 days of approval by the Board of County
Commissioners for recording.
The above and foregoing Resolution was, on motion duly made and
seconded, adopted by the following vote on the 24th day of June, A.D. , 1992.

INDUSTRIAL PARK - WELD COUNTY BOARD OF COUNTY COMMISSIONERS
A public hearing was conducted on June 24, 1992, at 10:00 A.M. , with the
following present:
Commissioner George Kennedy, Chairman
Commissioner Constance L. Harbert, Pro-Tem
Commissioner C. W. Kirby
Commissioner Gordon E. Lacy
Commissioner W. H. Webster
Also present:
Acting Clerk to the Board, Shelly Miller
Assistant County Attorney, Lee Morrison
Planning Department representative, Lanell Swanson
The following business was transacted:
I hereby certify that a public hearing was conducted to consider the
request of the Weld County Board of County Commissioners for a Site
Specific Development Plan and the resubdivision of Tract "A", Evans
Industrial Park. Lee Morrison, Assistant County Attorney, made this a
matter of record and said no notice was required. Lanell Swanson,
Planning Department representative, entered the favorable recommendation
of the Planning Commission into the record. Tom Hamblen, City of Evans,
was present. Mr. Hamblen reviewed the map and said there are no
objections. Commissioner Webster moved to approve the Site Specific
Development Plan and resubdivision of Tract "A", Evans Industrial Park,
based on the recommendations of the Planning staff and the Planning
Commission, with the Conditions of Approval as entered into the record.
The motion was seconded by Commissioner Harbert, and it carried
unanimously.
This Certification was approved on the 29th day of June, 1992.

First Replat Evans Industrial Park
1. The application form furnished by the Department of Planning Services
staff is attached.
2. A copy of a deed, indicating that the City of Evans has an interest in the
property that this applications has been submitted for, is attached.
3. The City of Evans will provide Municipal sewer and water to this area in
the future. Until public water and sewer are provided, the water and
sewer for the proposed area will be that which is provided by right by the
Colorado Division of Water Resources, and/or the Weld County and State
Health Departments. All other utilities will be those companies providing
general services in the area.
4. This application is being submitted as a joint venture between the City of
Evans and Weld County. The replat, when approved, will allow for the
realignment of roads that are substandard with the existing traffic
counts. The realignment of roads will be of benefit to the traveling
public.
5. A copy of the existing recorded plat is included with the application
packet.
6. A map of 24" X 36" in size approved by the Director of the Department of
Planning Services is attached. This plat shows area located within the
City of Evans and area located within the unincorporated area of Weld
County.
