THE PARTIES TO THIS ACTION entered into a Stipulation, which
has been approved by the Board of Assessment Appeals . A copy of

FINDINGS OF FACT AND CONCLUSIONS:
1 . Subject property is described as follows :
LOT 36 BLK 2 PARK LAND ESTATES (Weld County
Schedule Number 1467-08-2-03-036)
2 . Petitioner is protesting the 1993 actual value of the
subject property.
3 . The parties agreed that the 1993 actual value of the
subject property should be reduced to $399, 951 . 00, with $39, 420 . 00
allocated to land and $360, 531 . 00 allocated to improvements .
4 . The Board concurs with the Stipulation.
ORDER:
Respondent is ordered to reduce the 1993 actual value of the
subject property, as set forth above .
The Weld County Assessor is directed to change his records

with respect to tax year 1993-1994 .
7 . Brief narrative as to why the reduction was made:
AFTER BEING ALLOWED ACCESS TO PROPERTY AND REVIEW OF THE PROBABLE
MARKETABILITY OF THE SUBJECT PROPERTY IT WAS DETERMINED THAT THE
LARGE HANGER SPACE WAS IN FACT A SUPERADEQUACY WHICH THE MARKET
WOULD MAKE LARGE ADJUSTMENT FOR. THIS THEN CAUSED A CORRECTION IN
WHAT THE ACTUAL VALUE WOULD BE IF THE PROPERTY WERE TO BE MARKETED
ANDSOLD.
