During the redistricting process that the county went through in 1981, a strip of land 200' wide along Highway 34 was designated as C-3. This designation occurred without regard for the existing property boundaries. The applicant requests that this property be rezoned to include the entire parcel and more accurately reflect the existing use which is classified as a Contractors Shop. Water service is provided by the City of Greeley and an individual septic system provides sewage disposal. A soil survey is attached and there are no known soil limitations that would affect the continued development of this site for commercial purposes. The property has existing access to Highway 34. This change of zone will not affect the number of trips to and from the property. If there is a change in the use of the property which would increase the traffic, the property owner or tenant would be required to submit a site plan for review by the Department of Planning Services' staff.
