Gale Moody and Valerie A.-Moody, with the property legal description being part of the Southeast Quarter (SE4) of Section 19, Township 7 North, Range 64 West of the 6th P.M lying east of the Owl Creek Supply and Irrigation Company Ditch. Enclosed is a check in the amount of $150.00 payable to the Department of Planning Services to cover the Application . 2) A Certificate of Conveyance is enclosed from Transamerica Title Services of Greeley (attached to Recorded Exemption - simultaneously submitted herewith) , . 3) Information is as follows for the subject application : a . 1) The map attached shows the 35 or less acre farm boundary, the boundaries of the proposed division for the record- ed exemption and the proposed boundaries of the lots ' for financ- ing of the proposed home (subdivision exemption for financial purposes) . 2) The purpose of this request is to complete at one time the wishes of the purchasers and the sellers of the above farm so that each brother where they may each have erected their homes (total of 2) . This is being requested with a recorded exemption application and a subdivision application submitted simultaneously. This request is for the 35 or less acre parcel . The existing residence will be removed and a new home erected . 3) The benefit of such split would reduce debt of appli- cant , reduce smaller fields from his operation , increase the tax base for the county, and reduce maintenance and hassle of rental property. When a Subdivision Exemption is approved , a plat as described in your Subdivision Regulation will be sub- mitted to the Department of Planning Services for recording by the Weld County Clerk and Recorder . The attached Plat Paan shows the "New" or after lots . 4 . Attached is an 8 1/2" x 11" map showing the before lot as the parameter of Lot A, and the 5 more or less acres and 30 more or less acres shall be the after lots for financial purposes . 5. This proposal is consistent with the policies established and stated in the "Weld County Subdivision Regulations dated January 21, 1987," paragraph 9-3 "Subdivision Exemption" pp . 65-68 . 6 . The boundary change would not cthange the historic use of the land , i .e . irrigated farming and rural residence on each proposed tract . This is the same as all of the land to the north , south, east and west . There will not be an increase in the number of residences due to this request , however , the attached recorded exemption would allow an additional residence . 7.
