The purpose for dividing the lot is to use the improvements as a family residence. This parcel is not vital to the operation of the agricultural unit. S. This is an existing dwelling and no major changes will take place. 6. The area is zoned Agricultural and will remain the same. This action will not be in contention with this zoning district. 7. The use will remain the same as it has been since construction, as a family dwelling. This has been and will continue to be compatible with the current surroundings. 8. As stated, this is an existing dwelling and there will be no major changes, therefore, it will not adversly affect future de- velopment of Weld County or The City of Greely. 9. Again, this is an existing dwelling and is consistent with the efficient and orderly development of the area. 10. Domestic water is supplied by Northern Weld Water District. Current sewage disposal by septic tank. 11 . The property is located in a flood plain as is all of Weld County. It does not, however, pose any immediate threat to the property in question. The said propery is not located in an Airport Overlay District or any other geologically hazardous area. 12. The present owner wishes to recover his intial capital investment due to depressed agricultural conditions. By selling the improvements the owner can reduce his investment and accumulate additional capital for agricultural use. The improvements in question do not benefit the operation and maintenance of the farm, nor do they restrict present or future operation of the agricultural unit. Currently, demand is high for moderately priced rural properties in this area. On completion of their review, the City Planning Commission recommended no objection subject to the following : 1 . Assurance that eventual gross density on this property not exceed one dwelling unit per twenty acres . OThe easterly property line of the 1 . 5 acre parcel is amended to accommodate a minimum 20 foot setback. 3. The record should reflect that the division of this property is not creating a hardship or in any way giving implicit approval for using the outbuildings for uses other than agricultural production and as legal accessory buildings to the house. @) Dedication of 50' of right-of-way east of Weld County Road 27 should be granted for right-of-way expansion.
