RESOLUTION
RE: GRANT MOBILE HOME PERMIT NO. 1026 - ROSA MARIE CASTILLO
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, on the 5th day of June, 1985 , considered the request of
Rosa Marie Castillo for a mobile home to be used as a principal
dwelling, and
WHEREAS, said mobile home is to be occupied in an
A-Agricultural Zone District on a parcel of land being more
particularly described as follows:
Lot 44 , Espanola Subdivision, Weld County,
Colorado
WHEREAS , the Board of County Commissioners , having heard the
testimony, finds that said request should be granted subject to
the following conditions : 1) The applicant shall apply for a
building permit for the mobile home within thirty days from the
date of approval by the Board of County Commissioners; 2) Prior to
the issuance of a building permit, the owner shall submit evidence
that sewer and water taps have been installed on the property and
are serving the property; 3) The mobile home shall not be occupied
until such time that the applicant has been issued a mobile home
building permit; and 4) The mobile home shall comply with the
required setback and offset requirements listed in the Weld County
Zoning Ordinance . Should the mobile home be too large to be
properly located on the lot, the applicant shall allow for the
proper variance to the Weld County Board of Adjustment.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado, that the request of Rosa
Marie Castillo for permission to place a mobile home to be used as
a principal dwelling on the above described parcel of land, which
was found to be in compliance with Section 43 of the subjectd Co ntyou
nty
Zoning Ordinance, be, and hereby is , granted
hereinabove listed conditions.

This request is for one mobile home to be used as a principal dwelling.
Legal Description of Parcel: Lot 44 Espanola Subdivision
Location: 1410 N. 26th Avenue, Greeley (Spanish Colony)
The Department of Planning Services staff has reviewed this request and
recommends that the request be approved for the following reasons:
WILL WILL NOT
X Be compatible with the Weld County Comprehensive
Plan.
X Be compatible with the surrounding area.
X Be in harmony with the character of the
neighborhood.
X Adversely affect the immediate area.
X Be adequately served by water and sewage disposal
facilities in the future.
X Adversely affect the general health, safety and
welfare of the inhabitants of the area and the
County.
COMMENTS:
The mobile home was permitted on the property from September 6, 1984 until
March 6, 1985 under ZPMH-935 for temporary storage. The mobile home has been
in violation since March 6, 1985. The applicant has indicated that she
intends to move into the mobile home in the future and use the mobile home
as a principal dwelling. The City of Greeley has indicated that it can
provide water and sewer service to the property if the appropriate tap fees
are paid.
The Department of Planning Services staff recommendation for approval is
conditional upon the following:
1. The applicant applying for a building permit for the mobile home within
thirty (30) days from the date of approval by the Board of County
Commissioners.
2. Prior to the issuance of a building permit, the owner shall submit
evidence that sewer and water taps have been installed on the property
and are serving the property.
3. The mobile home shall not be occupied until such time that the
applicant has been issued a mobile home building permit.
4. The mobile home shall comply with the required setback and offset
requirements listed in the Weld County Zoning Ordinance. Should the
mobile home be too large to be properly located on the lot, the
applicant shall allow for the proper variance to the Weld County Board

According to our records , there is an existing sewer tap stubbed out
to the property line. It appears , though , that a water tap
have to be installed. Therefore , labor and materials costs would also
be due in addition to the license fees for the water.
A 3/4" water tap, outside the city, is $3,337 . The sewer license fee
is $1 ,390. An estimate would have to be written up to give her a
price for the installation of the water tap. It normally ranges
between $300 and $800, although it can be higher or lower than that.
City ordinances prohibit more than one building being served by one
water and sewer tap. Ms . Castillo should
