RESOLUTION RE: GRANT MOBILE HOME PERMIT NO. 1450 - NORMA SEXTON WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, the Board of County Commissioners of Weld County, Colorado, on the 7th day of September, 1988 , considered the request of Norma Sexton for a mobile home to be used as a principal dwelling, and WHEREAS, said mobile home is to be occupied in an A-Agricultural Zone District on a parcel of land being more particularly described as follows : Lot 1 , Block 21 , Aristocrat Ranchettes Sub- division, Weld County, Colorado WHEREAS , the Board of County Commissioners , having heard the testimony, finds that said request should be granted subject to the following conditions : 1) The applicant shall apply for a building permit for the mobile home within thirty days from the date of approval by the Board of County Commissioners; 2) A septic permit shall be obtained prior to the issuance of a building permit; and 3) The mobile home shall not be occupied until such time that the applicant has complied with the above mentioned conditions . Legal Description of Parcel: Lot 1, Block 21, Aristocrat Ranchettes Subdivision Location: Approximately one mile northeast of Fort Lupton; east of Weld County Road 31 and south of Weld County Road 18 The Department of Planning Services' staff has reviewed this request and recommends that the request be approved for the following reasons: WILL WILL NOT X Be compatible with the Weld County Comprehen- sive Plan. X Be compatible with the surrounding area. X Be in harmony with the character of the neighborhood. X Adversely affect the immediate area. X Be adequately served by water and sewage disposal facilities. X Adversely affect the general health, safety and welfare of the inhabitants of the area and the County. COMMENTS: The applicant has submitted an application for a mobile home zoning permit without a petition of surrounding property owners. Instead the applicant has requested that the County Commissioners review this application at a regularly scheduled hearing. The application does include a list of surrounding property owners within 500 feet of the proposed lot and each property owner has been notified. The Department of Planning Services has not received any objections from surrounding property owners. The Weld County Health Department and the Weld County Engineering Department as well as the State Engineer Division of Water Resources, has reviewed this request and have no objections to it. 880889 880889 Board of County Commissioners September 7, 1988 Page 2 -The Department of Planning Services' staff .recommendation for approval is conditional upon the following: 1.
