RE: _GRANT MOBILE HOME -PERMIT SIO. 1-56$ - LIWE MARTINEZ
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Thome
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners _of Weld County,
Colorado, on the 5th day of July, 19$9 , considered the request of
Lupe Martinez for a mobile home to be used as a principal
dwelling, and
WHEREAS, said mobile home is to be occupied in an
A-Agricultural Zone District on a parcel of land being more
particularly described as follows :
The east 25 feet of Lots 2-0 through 24 , _;lock
13 , Zita, Weld County, Colorado
WHEREAS , the Board of County Commissioners , having heard the
testimony, finds that said request should be -granted subject to
the following conditions:
1 . The applicant shall obtain a building permit for the
mobile home within thirty days from the date of approval
by the -Board of County Commissioners.
2. Prior to issuance of a building permit, the _owner shall
submit evidence that North Weld County Water District is
supplying water in such a manner as to be adequate in
quality, quantity, and dependability for the proposed
use.
3 . The mobile home shall not he occupied until such time
that the applicant has complied with the above mentioned
conditions .
4 . The -applicant shall hook into the Galeton sewer system
when the system becomes operable.
5 . The frame structrue on the property -shall at no time be
used as a dwelling or temporary _residence .
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado, that the request of Lupe
Martinez for permission to place a mobile home to he used as a
principal dwelling on the above described parcel of land , which
was found to he in compliance with Section 43 of the Weld County
Zoning Ordinance, be, and hereby is , granted subject to the
hereinabove listed conditions .

This request is for one mobile home to be used as a principal dwelling.
Legal Description of Parcel: The east 25 feet of Lots 20 through 24, Block
13, Zita, Weld County, Colorado
Location: 24846 1st Street, Galeton, Colorado
The Department of Planning Services staff has reviewed this request and
recommends that the request be approved for the following reasons:
WILL WILL NOT
X Be compatible with the Weld County
Comprehensive Plan.
X Be compatible with the surrounding area.
X Be in harmony with the character of the
neighborhood.
X Adversely affect the immediate area.
X Be adequately served by water and sewage
disposal facilities.
X Adversely affect the general health, safety,
and welfare of the inhabitants of the area and
the County.
COMMENTS:
Lupe Martinez submitted this application on June 20, 1989. A petition has
not been submitted. North Weld County Water District will supply the water
to the mobile home and a septic system will be used for sewage disposal
until the Galeton sewer system is in operation. At that time, the applicant
will use the Galeton system. Mr. Martinez is working with the Weld County
Housing Authority in making these improvements.
The structure on the property has no bathroom or kitchen facilities.
The Department of Planning Services' staff recommendation for approval is
conditional upon the following:
1 . The applicant obtaining a building permit for the mobile home
within thirty (30) days from the date of approval by the Board of
County Commissioners.

I inspected the property to see if the structure on the property is
habitable. There is not a kitchen or bathroom in the structure. There is a
waterline that comes through the structure and runs to a mobile home. There
is rot a sewer line. The structure is structurally sound and being used for
a storage shed. It does have electric. If the mobile home is moved to the
north of the structure, it will be against the structure and would require a
1-hour iirewall between the two. a parapet would not be required as thoth
structures will be under 1000 square foot.

Dear Sirs:
I would Like to request a varianace from the distance requirements of
my septic tank and the property line. I am relocating my mobile home
some 4' to the east to qualify for assistance feom the Weld County
Housing Authority, and they require the mobile home to be on land
owned by me. In relocating S will hook back in to the existing septic
tank that we have used for some 15 years. It is our intention to connect
to the propsed sewer system to be constructed in Galeton next year.
Thus, I -would also like to -request a temporary waiver from Section III,
3.1, due to our present tank being considered inadequate for the needs
of our home.

Your mobile home zoning permit application is complete and in order and will
be processed by our office on or before July 21, 1989. If it is determined
that the application meets the approval criteria of Section 43 of the Weld
County Zoning Ordinance and you have submitted a petition with the
signatures of at least 70% of the surrounding property owners who have no
objection to your request, you will be notified that the zoning permit is
approved. If the staff determines that the application does not meet the
approval criteria, you will be notified and asked to appear before the Board
of County Commissioners at a public hearing. You will be informed of the
hearing date at least a week prior to th-e hearing. The Board of County
Commissioners will then consider your application and make a final decision
on the zoning permit for the mobile home.
