HomeMy WebLinkAbout850727.tiff RESOLUTION RE: GRANT MOBILE HOME PERMIT NO. 991 - MONTY & SHEILA LEMLEY WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS , the Board of County Commissioners of Weld County, Colorado, on the 20th day of March, 1985 , considered the request of Monty and Sheila Lemley for a mobile home to be used as a principal dwelling, and WHEREAS, said mobile home is to be occupied in an A-Agricultural Zone District on a parcel of land being more particularly described as follows : The Sk of Section 24 , Township 7 North, Range 61 West of the 6th P.M. , Weld County, Colorado WHEREAS , the Board of County Commissioners , having heard the testimony, finds that said request should be granted subject to the following conditions: 1) The applicant shall apply for a building permit for the mobile home within thirty days from the date of approval by the Board of County Commissioners; 2) A septic permit shall be obtained and the site shall meet percolation test requirements prior to the issuance of a building permit; 3) Prior to the issuance of a building permit, the owner shall submit evidence that the well is supplying water in such a manner as to be adequate in quality, quantity and dependability for the proposed use; 4) The mobile home shall not be occupied until such time that the applicant has complied with the above mentioned conditions; and 5) Upon issuance of the certificate of final inspection for the mobile home, the house on the subject site shall not be used as a residence. X Be compatible with the surrounding area. X Be in harmony with the character of the neighborhood. X Adversely affect the immediate area. COMMENTS: The applicants presently live in a small house on the subject site. This house will be used for storage purposes after the mobile home has been occupied. The Department of Planning Services has not received any objections to this proposal. The Department of Planning Services staff recommendation for approval is conditional upon: 1. The applicant applying for a building permit for the mobile home within thirty (30) days from the date of approval by the Board of County Commissioners. 2. A septic permit shall be obtained and the site shall meet percolation test requirements prior to the issuance of a building permit. 3. Lemley, do hereby request to locate a 1985 28' x 60' mobile home on the northwest corner of the South Half (Si) of Section Twenty-four (24), Township Seven (7) North, Range Sixty-one (61 ) West of the Sixth (6th ) P.V. , Weld County, Colorado. I submit this request on behalf of myself and my wife, Sheila S. Iemley. We currently reside in the house on this property and farm the around on the north half of Section 24. We also act as caretakers for the landlord' s (Floyd I . and Dorothy E. Ford, Orchard, CO) cattle, which graze on the balance of acres of the submitted deed Reception. No. 1614191 . Cur reasons for our request to locate this mobile home on this property are numerous: 1 . We are rural people who enjoy the challenges of agriculture . 2 . Our present location is approximately midway between my wife ' s employment, a teacher at Prairie High School in New Raymer, C'C, and mine, a deputy sheriff for Weld County. 3. We have ties with the communities in northeastern Weld County, from Orchard to Hereford and from Priegsdale to Stoneham. 4. We manage another farm approximately four miles from our residence . 5. Our future goals and plans include this farm and northern Weld County. 6 . Our current home is too small for our needs. It would be economically infeasible to remodel the house due to its age, condition, and design. It is our landlords' and our intention to use the house for storage after the mobile home is ready for occupancy and no longer use the house for a dwelling. 7. my wife and I have been residents of northern Weld County for almost seven years with the intention to continue farming and ranching in this area.
