RESOLUTION
RE: GRANT MOBILE HOME PERMIT NO. 1564 - JENNIE PEREZ
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, on the 28th day of June, 1989 , considered the request of
Jennie Perez for a mobile home to be used as a principal dwelling,
and
WHEREAS, said mobile home is to be occupied in an
A-Agricultural Zone District on a parcel of land being more
particularly described as follows:
Lots 3 and 4 , Block 4, Town of Gill , Weld
County, Colorado
WHEREAS, the Board of County Commissioners , having heard the
testimony, finds that said request should be granted subject to
the following conditions: 1) The applicant shall obtain a
building permit for the mobile home within thirty days from the
date of approval by the Board of County Commissioners; 2) A septic
permit shall be obtained prior to the issuance of a building
permit; 3) Prior to the issuance of a building permit , the owner
shall submit evidence that North Weld County Water Di-strict is
supplying water in such a manner as to be adequate in quality,
quantity and dependability for the proposed use; 4) The mobile
home shall not be occupied until such time that the applicant has
complied with the above mentioned conditions; and 51 The structure
used as a dwelling on the property shall be converted to an
accessory structure and shall at no time be used as a dwelling
after the mobile home is occupied .
NOW, THEREFORE, PE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado, that the request of Jennie
Perez for permission to place a mobile home to be used as a
principal dwelling on the above described parcel of land , which
was found to be in compliance with Section 43 of the Weld County
Zoning Ordinance, be , and hereby is , granted subject to the
hereinabove listed conditions .

The Department of Planning Services staff has reviewed this request and
recommends that the request be approved for the following reasons:

X Be adequately served by water and sewage

the County.
COMMENTS:
Jennie Perez submitted this application on May 18, 1989. A petition has
been submitted containing the signatures of 80.5% of the surrounding
property owners. North Weld County Water District will supply the water to
the mobile home and a septic system will be used for the sewage disposal.
Ms. Perez is working with the Weld County Housing Authority in making these
improvements.
The structure being used as a dwelling on the property has no bathroom or
kitchen facilities.
The Department of Planning Services' staff recommendation for approval is
conditional upon the following:

Dear Ms. Terez:
On May 3, 198-9 an evaluation of the existing individual septic disposal system
at 27018 5th Avenue, Gill, Colorado, Section 27, Township 06, Range 64, was
conducted by Pam Smith, Environmental Health Specialist of this office.
The existing individual septic disposal system is not of sufficient size and
capacity to adequately handle the proposed load.
Therefore be advised that you are required to apply for a permit from this
office to make the following changes to the system:
Separate tanks are required for each dwelling. Existing -500 gallon tank
can be used for proposed mobile home. A new 1,000 gallon tank is
required for the house. A common leachfield for both dwellings will be
acceptable. The leachfield must have 732 square feet of trench or 1,040
square feet of bed absorption area.
The permit isrequired before any alteration may be accomplished to the system
and -before a building permit can be issued at the location.
If we can be of any further help, please do not hesitate to notify this
office.

Mobile Home Petition
Do not sign this petition unless you are an "owner" of real property within
500 feet of the property on which the mobile home is proposed to be located
on. An owner is -a person holding fee title to reel property. You are an
"owner" if you hold a contract to purchase real property which obligates you
to pay general taxes on that property. In that instance, the seller may not
sign this petition.

floor, Weld County Centennial Center, 915 Tenth Street, Greeley, Colorado.
It is recommended that you or a representative be in attendance to answer
any questions the Board of County Commissioners might have with respect to

TNSPECTION REPORT

LEGAL DESCRIPTION OF PROPERTY: Lots 3 & 4, Block 4, Gill
DATE: June 12, 1989
I inspected the property to see if the structure on the property is
habitable. There is not a kitchen or a bathroom in the structure. No water
or sewer are available in the structure. The structure is in very good
condition and will be used for storage. It has a diesel fired furnace that
does not meet code and should be removed. There is another structure on the
property. That will be added to the mobile home. A building permit, and
foundation will be required.
