RE: APPROVE APPROVAL DOCUMENT FOR WELD COUNTY BUSINESS PARK
PLANNED UNIT DEVELOPMENT AND AUTHORIZE CHAIRMAN TO SIGN
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS , the Board has been presented with an Approval
Document for Weld County Business Park Planned Unit Development,
concerning property located in Section 31 , Township 6 North, Range
65 West of the 6th P.M. , Weld County, Colorado, and
WHEREAS, after study and review, the Board deems it advisable
to approve said Approval Document, a copy of which is attached
hereto and incorporated herein by reference .
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado, that the Approval Document
for Weld County Business Park Planned Unit Development be, and
hereby is, approved.
BE IT FURTHER RESOLVED by the Board that the Chairman be, and
hereby is, authorized to sign said Approval Document.
The above and foregoing Resolution was, on motion duly made
and seconded, adopted by the following vote on the 12th day of
September, A.D. , 1988 .

APPROVAL DOCUMENT FOR WELD COUNTY BUSINESS PARK
PLANNED UNIT DEVELOPMENT
This approval document is prepared pursuant to Section
18 . 30 . 210 of the Greeley Zoning Code of 1976 and represents
approval by the City of Greeley , Colorado , of a Planned Unit
Development (P . U . D. ) presented to the City Council by Weld County
on June 7 , 1988.
WHEREAS , in accordance with the Greeley Zoning Code of 1976,
Weld County has presented a P .U .D. plan for certain real property
situated within the City of Greeley , County of Weld, State of
Colorado, and more fully described in Attachment A.
WHEREAS , after evaluating the P . U . D . plan, the City Council
has found that such plan will serve the public interest and that
it will provide the safeguards to the public and to the persons
owning and occupying the land area of the P . U .D. which would
be approximately equivalent to the safeguards provided by other
regulations in the Greeley Zoning Code of 1976; and
WHEREAS , by virtue of Ordinance No. 21 , 1988, the City
Council of the City of Greeley , Colorado, has zoned the
aforementioned property P . U .D . Subsequently , the City Council
reviewed and approved the final P . U .D. plan and directed the
preparation of this approval document .
NOW , THEREFORE , approval is given to a P .U .D. plan which
includes the following:

CONFORMANCE WITH SITE PLAN
Building, parking, drives and landscaping shall all be located
so as to substantially comply with the approved site plans as
Attachments B and C .
LANDSCAPING AND OPEN SPACE
1 . Landscaping for the Human Resource Building and Motor Pool
shall comply with approved plans as Attachments D thru G.
2. In addition to the 74, 000 square feet of open space within
the Human Resource Building area the County shall landscape
the area between the Human Resource Building and the
collector road to the east.
3. Minimum tree size shall be 2" caliper for deciduous trees and
6 ' tall for coniferous trees .
4. All beds to be mulched with Aspen Mulch 2" deep to start
with . Another 1 " of mulch added after a years time.
SIGNAGE
1 . Two 3 ' 4" high by 10 ' wide signs will mark the entrance to
the Weld County Human Resource Building. These ground signs

are to be constructed of the same color brick used on the
building. Four inch metal letters will be used to spell out
"Weld County Human Resources — Visitor Parking".
2. A similar ground sign will be used at the entrance to the
service facility . Instead of brick , colored and vertically
ribbed concrete block will be used.
3. On the front of both the Weld County Human Resource Building
and the Motor Pool Service Center there will be ten inch
metal letters used to inform the public of the buildings use.
BUILDING ELEVATIONS, LIGHTING AND MATERIALS
Building elevations, exterior lighting, exterior materials and
colors shall comply with elevation drawings attached as Maps H
and I .
PARKING
1 . Human Resource Building: 150 parking spaces shall be
provided .
2. Motor Pool and Service Facility : A total of 21 paved
employee and visitor parking spaces with an additional 31
gravel spaces shall be provided.
3 . All parking stalls and isles meet city specifications .
ACCESS AND CIRCULATION
1 . Access to both the Human Resources Building and the Motor
Pool shall be via the internal collector roadway.
ARCHITECTURE
1 . The one story , flat roofed Human Resource Building shall be

clad in earthtone brick with brick soldier courses , windows
and v-shaped orientation adding interest and detail.
2. The exterior covering of the 34 ' high Motor Pool and Service
Facility shall be of vertically ribbed, neutral colored and
textured concrete.
PHASING
Both the Human Resource Building and the Motor Tool facility are
anticipated to be completed by the end of 1988.
ESTABLISHMENT OF DESIGN STANDARDS FOR TRACTS A AND D
The rest of the development within Tract A shall be substantially
similar in regard to building architecture and landscaping to the
approved plans for the Human Resource Building.
The rest of the development within Tract D shall be substantially
similar in regard to building architecture and landscaping to the
approved plans for the Motor Pool Facility.
ENGINEERING REQUIRED
A number of engineering reports must be provided and approved by
city staff prior to the issuance of a building permit including,
but not limited to:
-Trainage report
--Construction drawings for all public improvements
--Utility plan
--Traffic signal signing and striping plan

-It is understood by all parties that the P. U .D. plan
approved by virtue of this document is an integral part of the
zoning of the above described tract of land and that pursuant
to Section 18 . 30 . 260 of the Zoning Code of 1976, all successors,
heirs or assigns are obligated to comply with the requirements
-and limitations of this approval document as though such
successors , heirs or assigns had been landowners at the time this
approval document was issued.
Any disputes , disagreements , or matters not covered ty this
approval document shall be resolved by referring to the Greeley
Zoning Code of 1976 as applicable at the time such disagreement
or matter should arise.
It is also understood that any failure to comply with
the requirements and limitations of the approval document
will subject the landowner, its successors , heirs , or assigns
to penalties as provided by virtue of Section 18 . 30 . 230 and
18 . 30. 240 and 18 . 44 of the Zoning Code of 1976 and Section I-$ of
the Lode of Ordinances of Greeley , Colorado, as well as all civil
remedies available to the City of Greeley to prevent or remedy
any Zoning Code violations.
