Planning Services has determined through its review that the standards of
Section 9-3 E. of the Weld County Subdivision Regulations have been met.
This Subdivision Exemption is for the adjustment of property lines between
two contiguous parcels. Both parcels being part of the Baldridge Richarson
is the proposed Lots 3 and 4, Block 1, and the larger parcel (78.425 Acres)

Re: Baldridge Subdivision Exemption
Don Baldridge wishes to sell all but five acres of his property,
at the Baldridge/Richardson P.U.D. site on Highway 119, to Cordell
Richardson. As we have previously discussed, and subsequently
documented with a letter to you, on April 2, 1987, the
redistribution of ownership of this combined parcel will not
affect the physical plan nor intended use of project. It was
determined by your department that this could best be handled
administratively through the subdivision exemption process. The
information included in this letter, with accompanying maps, legal
data, and application forms, is presented in accordance with the
Weld County Subdivision Exemption Procedural Guide.
The Guide requests addressing the issue of conformance to the
Comprehensive Plan. The Baldridge/Richardson P.U.D. project was
approved by the Board of County Commissioners prior to the
adoption of the revised Comprehensive Plan. Classification as
P.U.D. Industrial/Commercial project, within an area designated
for development, falls well within the confines of the new Plan as
well .
We believe that the enclosed information fulfills your
requirements, and we look forward to your administrative approval
of this subdivision exemption.
