RESOLUTION RE: GRANT MANUFACTURED HOME PERMIT NO. 7 - GARY E. AND PATRICIA L. CHARF WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, the Board of County Commissioners of Weld County, Colorado, on the 10th day of July, 1985 , considered the request of Gary E. and Patricia L. Charf for a manufactured home to be used as a principal dwelling, and WHEREAS, said manufactured home is to be occupied in an A-Agricultural Zone District on a parcel of land being more particularly described as follows: Lot 5 , Block 3 , Country Estates, Third Filing, Weld County, Colorado WHEREAS, the Board of County Commissioners, having heard the testimony, finds that said request should be granted subject to the following conditions: 1) The applicant shall apply for a building permit for the manufactured home within thirty days from the date of approval by the Board of County Commissioners; 2) A septic permit shall be obtained and the site shall meet percolation test requirements prior to the issuance of a building permit; 3) Prior to the issuance of a building permit, the owner shall submit evidence that proposed well is supplying water in such a manner as to be adequate in quality, quantity and dependability for the proposed use; and 4) The manufactured home shall not be occupied until such time that the applicant has complied with the above mentioned conditions. NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld County, Colorado, that the request of Gary E. and Patricia L. Legal Description of Parcel: Lot 5, Block 3, Country Estates, Third Filing Location: Approximately 1.5 miles northwest of Lochbuie; south of Weld County Road 8 and east of Weld County Road 33. The Department of Planning Services staff has reviewed this request and recommends that the request be approved for the following reasons: WILL WILL NOT X Be compatible with the Weld County Comprehensive Plan. X Be compatible with the surrounding area. X Be in harmony with the character of the neighborhood. X Adversely affect the immediate area. X Be adequately served by water and sewage disposal facilities. X Adversely affect the general health, safety and welfare of the inhabitants of the area and the County. COMMENTS: The applicants originally filed a zoning permit for a mobile home at this location. After taking into consideration covenants of the Country Estates Subdivision which prohibits mobile homes and also complaints from surrounding property owners, the Charfs reapplied for permission to locate a manufactured home on this property. The Department of Planning Services staff recommendation for approval is conditional upon the following: 1. The applicant applying for a building permit for the manufactured home within thirty (30) days from the date of approval by the Board of County Commissioners. Also this would improve the land as they will plant trees and a yard on this dry land. The proposed mobile home will be a nice one, either a double wide or an extra big single wide. Our home next to this land is worth over $150,000 and we also own the home across the road, so we naturally do not want some junk next to us to make the value of of our other two properties go down. We have fought peoples junk on our street many times to keep our areas value up. After everything is approved, if it is, we will put in the septic and a water well after we get the permits. We believe in doing things right and up to standards, our own well is a 1000 ft deep. If at all possible we would like the owners of the land surrounding our property to be aware that this is going to be of high quality and not junk, when they are notified of our request.
