Dear Mr. Comer:
Following the Board of County Commissioners' decision on your rezoning
request, our department received inquiries about your existing business
operations and whether you were in compliance with the Weld County Zoning
Ordinance and your approved Special Review permit regarding screening and
vehicle parking. Our department has completed a review of your property and
operation and has determined that you are in compliance with the County's
regulations with the exception of submitting a site plan review for the
property you purchased from Robert See where a 30' X 70' pole building was
built. It is my understanding that you are aware of this problem and are
working on submitting the site plan review application.
If you wish to pursue future expansions of your business at your present
location, you may want to consider amending your existing Special Review
permit. A Special Review permit provides the County more flexibility for
ensuring that adjacent property owners are protected from uncompatible or
undesirable uses. Special Review permit Development Standards can provide
adequate protection of the health, safety, and welfare of inhabitants in a
neighborhood.

because of the reasons outlined in Mr. Commer's letter.

approved on August 16, 1986.

SUBJECT: That the exit (BB) from our from office parking lot be permitted
onto Cherry Ave.
Keith, as you suggested, I'm documenting my request discussed by telephone
last Friday.
1. It has always been there. (40 years, more or less)
2. There has never been any traffic. - interference to us or to our neighbor.
(Western Hills Fire Dept.) Cherry Ave. -is rarely used-and not likely
ever to be;, -
3. It provides a loop flow both natural and safe. _
Entrance (AA) into our lot off busy 18th Street (old HWY 34)
is easy to accomplish. Parking lines are slanted to accommodate
traffic entering from that direction. (Due north-south lines
are awkward both for entry and backing out due to limited distance
between office ramp and front berm.) (CC)
Safety and convenience considerations:
1. 10 years ago the postal people agreed that turning off busy 18th.
Street for Post Office Jeep for mail delivery at our parking lot
box and exiting on Cherry Ave and back to the 'stop sign-on 18th
had a safety advantage. They approved off street delivery with
the exit where it now is located.
2. Other office deliveries, UPS and Federal Express, Etc. and
office supplies. For these vans it is impractical and all but
impossible to turn around in our -lot.
3. Our own office personel and customers have experienced the same _
difficulties here described. -
Keith, if necessary, I will be able to provide a letter from the Post
Office stating their preference to the Cherry Ave. exit. I can also secure
a letter from the Western Hills Chief, affirming that the existing-exit has
not been a problem to them- -nor is expected to be.
Please consider this request at your earliest opportunity.
