RESOLUTION RE: APPROVE REPLAT OF LOTS 1 , 2, 3, 4 , 7, 8 , AND 10 , BLOCK )l , AND LOTS 2, 3, AND 4, BLOCK 2 , SANDY KNOLLS ESTATES, SECOND FILING - ROBERT HOFF WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, on the 13th day of September, 1989, a public hearing was held before the Board of County Commissioners of Weld County, Colorado, to consider the application of Robert Hoff for the replat of Lots 1 , 2 , 3, 4, 7 , 8 , and 10 , Block 1 , and Lots 2 , 3 , and 4 , Block 2, Sandy Knolls Estates, Second Filing, Weld County, Colorado, and WHEREAS, said Lots are located on the following real estate, to-wit: Part of the SE* of Section 20 , Township 5 North, Range 64 West of the 6th P.M. , Weld County, Colorado WHEREAS, the Board heard the testimony and statements of those present, studied the recommendation of the Weld County Planning Commission and, being fully informed, is satisfied that the proposed replat conforms in all respects to the requirements of the Weld County Zoning Ordinance. NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld County, Colorado, that the replat of Lots 1, 2, 3 , 4 , 7, 8 , and 10 , Block 1 , and Lots 2 , 3 , and 4 , Block 2, Sandy Knolls Estates, Second Filing, requested by Robert Hoff, be, and hereby is , approved subject to the following conditions: 1 . No building or electrical permits shall be issued on the property until the subdivision plat has been delivered to the Department of Planning Services ' Office, and the plat is ready to be recorded in the office of the Weld County Clerk and Recorder. 891006 Page 2 RE: SUBDIVISION REPLAT - HOFF 2 . Prior to recording the resubdivision plat, the following corrections shall be made: a. The title of the plat shall be changed to read, "Sandy Knolls Estates Second Filing replat; " b. (8) of the Weld County Subdivision Regulations does rot support dead-end streets. Davis Road was approved in the original Sandy Knolls Estates Second Filing application and recorded on April 27, 1973. The Weld County Engineer has indicated that the County does Lot maintain this portion of Davis Road and would have no objections tc allowing its continuance. Any further development to the south of Blocks 1 and 2 of Sandy Knolls Estates, Second Filing could utilise Davis Road's extension for access. - Section 8-1 C. of the Subdivision Regulations requires all subdivisions of ten (10) building sites or more to provide a minimum fire protection as follows: 1 . Fire hydrants shall be spaced no more than 1000 feet ; 2. Minimum waterline size shall be six (6) inches within all subdivisions having two (2) lots or more per acre. 3. Fire hydrants that have two and one-half (2-1/2) inch outlets shall. have the National Standard Thread. Four and one-half (4-1/2) inch or six (6) inch steamers shall have threads known as D-522, six (6) threads per inch. 4. Minimum residual pressure of 20 tc 30 psi at the fire hydrants will be considered to provide minimum fire protection. 5. Fire hydrants shall be located on dedicated street rights-of-way and he accessible to the standard fire pumper or as specified in an approved Planned Unit Development . Sandy Knolls Estate Subdivision does not satisfy the fire protection requirements es outlined. Sandy Knoll Boulevard has been constructed and accepted by Weld County for maintenance. Therefore, all the lots will be served by an existing street. The application materials do not address drainage. Since the majority of the improvements are already existing, a complete drainage study does not seem necessary. However, a description of how the replat may or may not affect drainage, should be provided. All the land slopes to the South towards the rest of our property and creates no problems for us. Since no new residences will be created, the drainage will remain unchanged. The soil is extremely sandy and we never have had a drainage problem in the entire area. This replat will not change the drainage nor create any problems now or in the future.
