COLORADO June 18, 1985 Eugene Jensen Energy Oil, Inc. 1960 Industrial Circle Longmont, CO 80501 Re: Additional to SE-233 - IntraWest Bank of Greeley, Trustee. Dear Mr. Jensen: In accordance with our telephone conversation, this letter serves to verify uses permitted with the above referenced subdivision exemption on property located in Pt. 5141 of Section 31, T3N, R63W of the 6th P.M. , Weld County, Colorado. Improvements allowed at this site include two compressors, a glycol unit, fuel cleaner unit, slop tank, heater-treater-separator and a 300 BBL tank, as stated in the application materials filed with the Department of Planning Services. It is our understanding that this facility serves as a booster station and was constructed for the sole purpose of increasing the transmission line pressure to facilitate a higher rate of flow through the pipeline. If there is any processing of gas at this site, a Use by Special Review permit will be required by Weld County. Your request for the addition of 4 greenhouse units and a mobile home (principal dwelling) is compatible with Agricultural Zone District regulations. Zoning and building permits will be required by the county, however, before the mobile home can be placed at this location. - Please feel free to call if you have questions. SincceeQr/ellyy, Glori V. (The permit was issued to IntraWest Bank of Greeley as Trustee of the J. H. Cuykendall Trust, Landowner. ) Weld County is presently reviewing an application from Energy Oil to construct a third compressor at this location. Enclosed is a map which details the construction site of the proposed greenhouse. The four greenhouse units will cover approximately 20,200 square feet and will utilize what is presently waste heat from the compressor plant to heat the greenhouse. Energy Oil will grow a crop which will be sold wholesale to the Denver market. The enclosed map indicates the approximate geographic location and layout of the proposed operation, as well as the install- ation of a 12 ' x 50 ' mobile home, which would house a full-time residential horticulturist on the site. The horticulturist would be necessary to constantly monitor all conditions affecting the greenhouse. Please review this proposal and advise us as to any further steps we need to take to implement this proposal. Notary Public MY Commision Expires May 27, 1986 My Commission expires: DAMSON COMPRESSOR SITE SECTION 31 , T3N, R63W STATEMENT OF USE AND PURPOSE Damson Gas Processing Corp. has recently contracted with Energy Pipeline to buy unprocessed natural gas . In order to deliver the gas to the Roggen Gas Processing Plant, it is necessary to construct a booster station in said Section 31 . The booster station is for the sole purpose of increasing the transmission line pressure to facilitate a higher rate of flow through the pipeline to the Roggen Plant. The booster will be unmanned and will be checked for operation and needed maintenance daily. The site was chosen so that it would not be objectionable to surrounding land use and for its strategic location in relationship to future gas wells. It has been determined by the planning staff through a review of the Surface Lease contract that a Subdivision Exemption will be required, and further that current zoning and land use are compatible with this request.
