suniac=: _._Rental Agreement for Migrant Head Start _
Enclosed is a rental agreement between the Migrant Head Start Program and
Good Day Child Care Center.
Head Start is renting the Good Day Child Care facility in Lafayette, Colo-
rado, for the time period of July 1, 1985, through October 31, 1985. The
facility will be used to operate the migrant program for southern Weld,
Adams, and Boulder counties. The rental of the facility is $1,000 per month.
This includes the furnished facility and all utilities.

RENTAL AGREEMENT
THIS RENTAL AGREEMENT, made and entered into this 17th day of July,
1985, by and between the Good Day Child Care Center, hereinafter
referred to as the "Landlord" , and the Weld County Division of Human
Resources ' Migrant Head Start Program, hereinafter referred to as the
"Renter".
WITNESSETH:
WHEREAS, the Landlord owns the building know as Good Day Child Care
Center located at 805 Excalibur Street, Lafayette, Colorado, and
WHEREAS, the Landlord desires to rent said building, and
WHEREAS, the Renter desires to rent the above mentioned building
for use in the Migrant Head Start Program, and
NOW THEREFORE, in consideration of the mutual covenants contained
herein, the parties hereto agree as follows:
1. The Landlord will not require a damage deposit during the term
of this rental agreement.
2. Rent for said building shall be in the amount of $1,000.00 per
month. The rent shall be due the 5th of every month. Checks
are to be made payable to the Good Day Child Care Center.
3. The Landlord is responsible for payment of all utilities with
the exception of the following:
A. Telephone - To be paid by Renter
B. Trash Removal - To be paid by Renter
4. The Renter is responsible for the maintenance of the building.
5. The Landlord is responsible for all repairs necessary to the
exterior of the building and any repairs to sewers, heating
units, air conditioning units, appliances , wiring,
plumbing/plumbing facilities , doors, windows, door locks,
kitchen appliances, washer/dryer etc. , unless said repairs are
necessary because of negligence on the part of the Renter. In
case of negligence, the Renter is responsible for the payment
of the repairs.
6. The Renter agrees to keep said building in as good repair as
when occupancy of building was assumed. The Renter agrees to
pay for all damage caused by the Renter that is not considered
to be ordinary wear and tear. The Renter is responsible to
thoroughly clean the inside of the building upon vacancy.
The Renter is not responsible for any painting, carpet
cleaning, etc. upon vacancy because such items will be
considered as normal wear and tear.

7. The Landlord is responsible for all lawn maintenance. The
Renter agrees to reimburse the Landlord 50% of the cost of all
lawn maintenance. The Landlord must present a formal statement
to the Renter before 50% payment will be made.
8. The Renter is responsible to complete an inventory of all items
that were found in the building located at 805 Excalibur
Street, Lafayette, Colorado, at the time of original occupancy.
The Renter and the Landlord will agree to the inventory list by
signing it. The Renter is responsible to leave all said items
in the building upon vacating the premises. The Renter and
Landlord will agree to the inventory left in building upon the
Renter' s vacancy by signing an inventory list . The Renter
agrees to reimburse the Landlord for any items that are missing
from the inventory. Disposable products and/or items used by
the Landlord during the time of Renter's occupancy that are not
on the final inventory list are not the responsibility of the
Renter and will not be reimbursed by the Renter.
9. The Landlord is responsible for all insurance on the building
and its contents. The Renter is responsible for liability
insurance.
10. The term of this agreement is from July 1, 1985, through
October 31, 1985.
11. This agreement may be amended or terminated upon thirty days
written notice to either party. This agreement will be
terminated immediatley upon the loss of funding to the Migrant
Head Start Program.
IN WITNESS WHEREOF, the parties hereunto have caused this agreement to
be duly executed as of the day and year first hereinabove set forth.
