RE: Withdrawl of Request for Oil and Gas Lease
My Letter of January 30, 1986
This is to advise you of the withdrawl of the offer made in the
referenced letter to lease a one acre tract in the SASW4 of Section
30, Township 6 North, Range 64 West.
Since your meeting on February 3, a review of the title concerning
the one acre tract has revealed that Weld County does not own the
tract, since the deed to the County was made with the condition that
if it ceased being used for school purposes, ownership would pass to
the adjacent landowner.
I strongly urge you to modify your policy concerning tracts of less
than ten acres to provide that bid procedures may be waived and that
leases be issued with royalties determined by local custom and the
area involved. . .in no case greater than 18.75%, since that is the
maximum rate currently being paid to owners of small tracts. Your
consideration of my suggestion will be sincerely appreciated.

Dear Commissioners: RE: Request for Oil and Gas Lease
Request for waiver of normal bid procedures is hereby made in connection with the
following tract:
Township 6 North, Range 64 West, 6th. P.M.
Section 30: That part of the SWZSW1/4 described as
commencing at the SW coner of Section
30; thence East along the South line
of Section 30, 22 rods to the true Point
of Beginning; thence North 10 rods, thence
East 16 rods; thence South 10 rods; thence
West 16 rods to the true Point of Beginning,
containing 1 acre, more or less.
On behalf of my client, Sunshine Valley Petroleum Corporation, a Wyoming corpora-
tion whose address is 950 Stafford, Casper, Wyoming 82609, I propose a one year
lease, 20% royalty, and $100 per net acre bonus.
This is very much in line with leases being taken from mineral owners in the
area, if not on the high side.
Your approval of the foregoing will be sincerely appreciated.
