APPROVED
Recorded Exemption is approved in accordance with information submitted in
the application and the policies of the County. The Department of Planning
Services has determined through its review that the standards of Section 9-2
E. (1) (a) through (m) of the Weld County Subdivision Regulations have been
met.
The applicant shall submit a mylar plat to the Department of Planning
Services to be recorded in the office of the Weld County Clerk and Recorder.
The plat shall be prepared in accordance with the requirements of Section
9-2 C. (4) of the Weld County Subdivision Regulations. The plat shall be
submitted within sixty (60) days from the date of approval by the Department
of Planning Services.
COMMENTS:
Lot A of Amended Recorded Exemption 370, approved November 13, 1984, is not
affected by this amendment. This amendment only affects Lot B, of Amended
RE-370, approved November 13, 1984, by adding 2.5 Acres ± to Lot B, from a
parcel north of this property and not previously included in the Recorded
Exemptio or Amended ecorded Exemption.

approximately 4} miles east of Eaton and approximately 1 mile west of
Galeton.

To Whom It May Concern:
1) Attached is an Application for an Amendment to an existing
Recorded Exemption, which map was recorded on December 12, 1984
in Book 1052 under Reception No . 1991809, currently owned by
Marvin L. Bay and Mildren N. Bay, 36340 WCR 49 , Eaton, Colorado
80615 . Enclosed is a check in the amount of $200.00 payable to
the Department of Planning Services to cover the Application .
The recording fees will come with the Mylar .
2) Bays wish to straighten their north property line , and Marie
H. Galloway and Bette Haythorn Beitman , owners of the subject
property, are simultaneously submitting a recorded exemption in
order to sell their farmland to another neighbor . All parties
concerned believe it is in the best interest of all for this
property line irregularity to be straightened at this time.
3) This proposal is consistent with the policies of the Weld
County Comprehensive Plan .
4) This proposal is consistent with the intent of the zoning
district in which subject property is located .
5) The uses of the respective properties will remain the same as
they have been for decades . The use will remain irrigated farm-
land, which is the same as the land to the north, south, east and
west of the subject property. Proposed lots are consistent and
compatible with existing surrounding land uses .
6) The uses permitted in the proposed lots will be compatible
with future development of the surrounding area as permitted by
the existing agriculture zone and with future development as
projected by the Comprehensive Plan of Weld County. The proposed
lots are within a three mile radius of Galeton, Colorado .
7) The proposed amendment , in my opinion , will not be incon-
sistent with efficient and orderly development of the immediate
surrounding properties .

8) The proposed new Lot B does not presently have a water tap nor
operating septic system. However , they both are possible.
9) Subject property is not located in a flood plan, geologic
hazard , nor the Weld County Airport overlay district .

my understanding that this was the appropriate way to handle this
