Attached is an Application for a Subdivision Exemption on property currently owned by George A. and Kathleen L. Ashenbrenner and described as Parcel A of Recorded Exemption No . 0705-27-1-RE1012 being part of the W2NE4 of Section 27 , Township 7 North, Range 67 West of the 6th P.M. Enclosed is a check in the amount of $000 .00 payable to the Department of Planning Services to cover the Application and recording fees . 2 . A Certificate of Conveyance is enclosed from Transamerica Title Services of Greeley. 3. Information is as follows for the subject application: a) the following is a description of the request, its purpose and benefits: 1) The copy attached of Parcel "A" of RE 1012 shows the lot size and all of buildings located on said Parcel A. This is the "Before" parcel . Applicants wish to divide said Parcel A so that the 105 ' x 42 ' cellar and 24 ' x 25 ' house along with the present field located SE of said house could be sold off, a total of 8-9 acres (See attached air photo and map) . 2) The purpose of the request is to receive a "legal" lot status on the 8 acres , more or less, to allow applicant to sell said tract . 3) The benefit of such split would reduce debt of applicant, increase tax basis for county, and reduce maintenance and hassle of rental property. Owner-occupants generally take care of property better than tenants . b) Please see attached Power of Attorney form authorizing A. Owners only own Parcel A of said Recorded Exemption. When a Subdivision Exemption is approved, a plat as described in your Subdivision Regulation will be submitted to the Department of Planning Services for recording by the Weld County Clerk and Recorder. The attached Plat Plan and air photo shows the "New" or after lots. 4. Attached is an 8 1/2" x 11" map showing the before lot as the parameter of both Tracts A and B, and Tracts A and B shall be the after lots . 5 . This proposal is consistent with the policies established and stated in the "Weld County Subdivision Regulations dated January 21, 1987, " paragraph 9-3 "Subdivision Exemption" pp. 65-68, namely, to split an existing parcel so that existing residences may be on their own property. 6. The boundary change would not change the historic use of the land, i .e. irrigated farming and rural residence on each proposed lot . This is the same as all of the land to the north, south, east and west. There will not be an increase in the number of residences . 7. A Recorded Exemption was granted in May 1987, and therefore, is not applicable to this application. 8 . Each of the proposed lots have a domestic well as well as a North Weld County Water District water and an operating septic system. 9. Please send copies of all correspondence with Applicants to: A. Staff has reviewed your request to add three sectors of four- eight-foot antennae at the 90-foot level and remove two omni antennae from the top of the aforementioned tower. Staff has determined that this is not a substantial change to the tower and does not require a Use by Special Review at this time. This tower was allowed as a Use by Right in the Agricultural zone district in 1987. It is located on a parcel created by SE-321.
