MINUTES CF THE WELD COUNTY UTILITIES COORDINATING ADVISORY COMMITTEE
April 15, 19RS
A regular meeting of the Weld County Utilities Coordinating Advisory
Committee was held on April 25, 1985, in Room 339, Weld County Centennial
Center, 915 Tenth Street, Greeley, Colorado. The meeting was called to
order by the chairman, Calvin Johnson.

Also present: Michael Mullen, Current Planner, and Bobbie Good, Secretary.
A quorum was present.
Gene Pempel introduced Glenn Stokes, Home Light and Power Company, who will
be replacing Richard Fet:nelly as their representative to the Committee. The
Board of County Commissioners will he notified so they nay make the of2icial
appointment.
CASE NUMBER: S-245:85:2
APPLICANT: Twombly Ranch
REQUEST: A Final Planned Unit Development Plan
LEGAL DESCRIPTION: Section 7, TIN, R64W of the 6th P.M. , Weld County,
Colorado.
LOCATION: Approximately two (2) miles east of Hudson; south of State
Highway 52 and east of Weld County Road 49.
The Chairman asked Mike Mullen to review the request of the applicant. Be
stated this is a request for a Final Planned Unit Development Plan. The
applicants are splitting this section of land into thirteen lots, and each
lot would he eligible for a building permit.
APPEARANCE:
James Frger represented the applicants. He stated this will be a rural
subdivision. There will be no natural gas run into it, and electricity and
phone lines will run around the outside perimeter of the section. Box Elder
Creek runs through the property and there is quite a lot of subirrigated
pasture. Water will he from individual wells in the Fox Hills Formation.
Each lot will be accessed to from a County road. There will be no roads
within the subdivision.
The Utilities Sign Off Sheet was distributed for the members to review.

Sue Skaiey, Mountain Fell, reported they would like to have easements
granted even though they can run and maintain phone lines fret- . he County
roads.
Jerrel Green, Greeley Gas Company, stated this is in their service area, and
while natural gas is not planned for this subdivision at this tire, it could
run into the property at a later date. Greeley Gas Company lines are only
two miles from this property. Therefore , they too would _ '_1:e an easement
granted prior to approval of this request.
NOTION:
Sue Skeley roved Case Number S-°'.5:£5: 2 for the Twombly Parch Sinai Planned
?'nit Development Plan La recommended for approval to the Planning Commission
and the Board of County Commissioners, but that a fifteen foot utility
,asement be allowed around the perimeter of the property prior to approval
by the Board of County Commissioners. Motion seconded by Jerrell Green.
—he Chairman called for discussion from the members of the 'field County
Ltilities Coordinating Advisory Committee.
The Chairman asked Michael Mullen to review Section 53 of the Veld County
Zoning Ordinance pertaining to Flood Hazard Areas. Michael Muller stated
this problem will be addressed by the staff in their recommendation to the
Planning Commission.
The Chairman called for the decision of the Weld County Utilities
Coordinating Committee. Motion carried unanimously.
CASE NUBMFR: S-246:85:3
APPLICANT: Texaco Refining and Marketing, Inc.
REQUEST: A Minor Subdivision
LEGAL DESCRIPTION: Part of the Eli NE1, Section 10, T2N, R68W of the 6th
P.M. , Weld County, Colorado
LOCATION: Approximately three (3) miles northwest of Firestone; south of
State Highway 119 and west of I-25
The Chairman asked Michael Mullen to review the request of the applicant.
This is a request for a minor subdivision, which is six or fewer lots. This
request is for three lots in the Del Camino area.
Dean Danielson, Fell Engineering, represented the applicant. Fe stated
there is a fifteen foot gas easement around the west line of Lot Two. All
services are already in this area and they do not feel any other easements
are necessary. The plat has been signed by the utility companies servicing
this area.

The Utility Sign-Off Sheet was distributed for the members review.
Derrell. Green felt a fifteen foot utility easement should hp granted around
the perimeter of the property.
Friar T. Carroll, Rocky Mountain Natural Gas, reported their services are
already in this subdivision. The old exisitng buildings will he razed and
new building will be constructed.
NOTION:
Steve Bagley moved Case Number S-2L6:85: 3 for Texaco Defining and Marketing,
Inc. be forwarded to the Planning Commission and the Board or County
Commissioners with the Weld County Utilities Coordinating Advisory
Committee's recommendation for approval , but that a fifteen toot utility
easement around the perimeter of the property he granted prior to approval
by the Board of County Commissioners. Motion seconded by Sue Skaley.
The Chairman called for discussion from the members of the Weld County
Utilities Coordinating Advisory Committee. Discussion followed.
The Chairman asked the Veld County Utilities Coordinating Advisory Committee
for their decision. Motion carried unanimously.
Dean Danielson asked if this decision could be repealed.
The Chairman stated he should talk to a planner regarding this. The Weld
County Utilities Advisory Coordinating Committee is just trying to carry out
the wishes of the County in accordance with the regulations set forth in the
weld County Zoning Ordinance.
The meeting was adjourned at 10:40 a.m.
