Dear Mrs. Clark:
Thank You for your letter of August 18. I reviewed our files on the two
properties described above and determined that both properties are existing
uses in compliance with the Weld County Zoning ordinance. The property
located at 1819 Burch Avenue is located on C-2 (General Commercial) zoned
property. Section 33.3.2. 11 of the Weld County Zoning Ordinance indicates
that nursing homes are a use allowed by right in the C-2 (General
Commercial) zoned district.
The care facility located at 5425 Weld County Road 32 is a non-conforming
use in the A (Agricultural) zoned district allowed by Board of Adjustment
case 426:73:66 for an 'extension or expansion of a non-conforming use.
