RE: GRANT MOBILE HOME PERMIT NO. 1200 - JUAN MIERA
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, on the 6th day of August, 1986 , considered the request
of Juan Miera for a mobile home to be used as a principal
dwelling, and
WHEREAS, said mobile home is to be occupied in an
A-Agricultural Zone District on a parcel of land being more
particularly described as follows :
Lot 8 , Kersey Colony, Weld County, Colorado
WHEREAS, the Board of County Commissioners, having heard the
testimony, finds that said request should be granted subject to
the following conditions: 1) The applicant shall apply for a
building permit for the mobile home within thirty days from the
date of approval by the Board of County Commissioners; 2) A septic
permit shall be obtained prior to the issuance of a building
permit; 3) The existing structures located on the property shall
not be used on any basis as a dwelling or as overnight or
temporary housing for any person; and 4) The mobile home shall not
be occupied until such time that the applicant has complied with
the above mentioned conditions.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado , that the request of Juan
Miera for permission to place a mobile home to be used as a
principal dwelling on the above described parcel of land , which
was found to be in compliance with Section 43 of the Weld County
Zoning Ordinance , be , and hereby is , granted subject to the
hereinabove listed conditions.

Location: Approximately 1 mile east of Kersey, Colorado.
The Department of -Planning Services staff has reviewed this request and
recommends that the request be approved for the following -reasons:
WILL WILL NOT
Be compatible with the Weld County
Comprehensive -Plan.
Be compatible with the surrounding area.
—x— Be in -harmony with the character of the
neighborhood.
Adversely affect the immediate area.
Be adequately served by water ant sewage
disposal facilities.
Adversely affect the general -health, -safety
and welfare of the inhabitants of the area and
the County.
COMMENTS:
The Department of Planning Services staff recommendation for approval is
conditional upon the following:
1. The applicant applying for a building permit for the -mobile home
within thirty (30) days from the date of approval by the Board of
County _Commissioners.
2. A septic permit shall -be obtained prior to the issuance of a
building permit.
3. The existing structures located on the property shall not be used
on any basis as a dwelling or as _overnight or temporary housing
for any person.
4. The _mobile home shall not be occupied until such time that the
-applicant has complied with Conditions 1 , 2, and 3 above.

COMMENTS:
The present structures located on the property are two -storage type
structures. One of these structure is being lived in -at this time. It
appears that these structures would need to be removed to order for the
mobile home to be placed on the property in compliance with the Weld County
Zoning ordinance and :Building Code requirements.
The mobile home should be located 20 feet -from the road Tight of-way to meet
the minimum setbac-k, 3' or 1 ' for each 3' of building height, which is
greater from the -property line for the proper offset and with a separation
distance of -6' between the eaves of the R-3 Classified structure (mobile
home) and the M. Classified structure (storage shed)

To Whom It May Concern: -
Juan Miera has applied for housing rehabilitation assistance through the
Weld County Housing Authority. The WCHA has determined his present dwelling
delapidated and beyond repair with available program funds. However, we
are actively resolving Mr. Miera's situation through our replacement housing
program.
The WCHA plans to demolish Mr. Miera's present dwelling and provide him with
a mobile home to be used as a principal dwelling. Along with the set-up and
tie down of the mobile home, the WCHA will be installing a new septic system
and leachfield. Water will be supplied by the Central Weld County Water
District.
