Tull, et al. The parcel of land on which this request is being made is described as part of the NW} of Section 16 and part of the NE} of Section 17, T2N, R68W of the 6th P.M. , Weld County, Colorado. The property is located approximately 1.25 miles west of Rinn on Weld County Road 20-1/2. The parcel under consideration is not the total contiguous land holdings of the applicant. The request is to create a 12.725 acre parcel which has an existing dwelling and other accessory structures located on it. This parcel was created and conveyed in 1982 without utilizing any Weld County Subdivision Regulation procedures. Approval of the subdivision exemption would bring the parcel into compliance with the County's Subdivision Regulations. This request should be considered with the request for Recorded Exemption #915. What the Board decides on the recorded exemption request will have a direct impact on the subdivision exemption request. The staff recommends that the Board of County Commissioners consider this request and determine if the standards of Section 9-3 E. (1) (a) through (c) of the Weld County Subdivision Regulations have been met. If it is determined that the application meets the approval criteria of Section 9-3 E. of the Weld County Subdivision Regulations, you will be notified that the subdivision exemption is approved. If the staff determines that the application does not meet the approval criteria, you will be notified and asked to appear - before the Board of County Commissioners at a public hearing. You will be informed of the hearing date at least a week prior to the hearing.
